The house, which extends over two floors, has a large attic with two new skylights and a basement area with a full cellar and two rooms. As a detached house, it offers the advantages of an apartment, as there is no land to maintain and you live within your own four walls. On the first floor is the entrance hallway, from which the living room or dining area with adjoining kitchen is accessible to the left, while straight ahead is the bathroom with shower, bathtub and natural light. The staircase leads to the upper floor, which houses a larger and a smaller bedroom or living room. There is no garden, which has the advantage that no gardening is required. A balcony formerly accessible from the hallway was demolished due to dilapidation, but could be rebuilt with relatively simple means.
The apartment is rented unfurnished, with the exception of the existing fitted kitchen made of solid real wood, equipped with a refrigerator and an extractor hood. The spacious bathroom on the first floor has a bathtub, a shower and a washing machine connection. The attic can also be used.

The house is located in the center of Lingenfeld near the train station, which allows the use of public transport with short distances. It is close to the bakery and butcher's shop, while the train station is only about 400 meters away and can be reached on foot in about five minutes. Free public parking is available either directly nearby or on the street by the building. Lingenfeld, located on the Bundesstraße 9, offers quick connections to the cities of Speyer, Mannheim, Karlsruhe and Heidelberg via two exits to the north and south of the village. From Lingenfeld train station, Mannheim and Ludwigshafen in the north and Karlsruhe in the south can be reached in around 35 minutes. Thanks to the connection to the Rhine-Neckar S-Bahn, it is also possible to travel to Ludwigshafen, Mannheim and Heidelberg without changing trains.
