The apartment was completely renovated in 2020, with the highest quality materials and workmanship down to the smallest details, as well as a harmonious overall composition based on historical models.
Room layout
To the left of the entrance door, facing the street (west side), are the reception rooms: library, living room and music room, eat-in kitchen and a bathroom. The library, living room and eat-in kitchen are connected by double doors, creating a stately suite of rooms.
To the right of the entrance door, facing the garden, are the private rooms: 3 rooms that can be used as bedrooms or studies and a bathroom (east side).
Floor
Throughout the apartment, with the exception of the bathrooms, solid oak parquet flooring is laid in a herringbone pattern.
Bathroom
In the "historic" bathroom, natural stone tiles made of Carrara marble and black bluestone are laid in a chequerboard pattern, the walls and bathtub are clad with Carrara marble slabs and a final blue cornice, the washbasin is made of solid Carrara marble.
The "fashionable" bathroom with a floor-level rain shower has cement-look tiles, deliberately harking back to the loft aesthetic that is often used today.
Doors, fittings, switches
All interior doors are custom-made solid wood doors, manufactured according to historical models, with nickel-plated, matt-brushed Wilhelminian-style door fittings. Light switches and sockets match this look.
Kitchen
For the kitchen, a fitted kitchen made of solid oak (including the drawers inside) was custom-made by a specialist joinery. Nero assoluto was chosen as the material for the worktop.
Side rooms
The apartment has a cellar and an attic room. There is also a drying room in the basement for communal use and a storage room for bicycles (or our garden furniture in winter).
Building energy
The building is a listed building, so an energy performance certificate is not mandatory, but can be issued. Overall, the energy quality is surprisingly good, probably due to the very thick masonry, which serves as an excellent heat buffer in both summer and winter. Heating and hot water are provided by a new gas central heating system installed in 2022.
The Art Nouveau apartment is centrally located in Bayreuth city center (approx. 40 meters from the UNESCO World Heritage Site) on the mezzanine floor of a listed building built in 1908. All public infrastructures are within easy walking distance. Despite the central location, the living environment is very quiet, including the garden, and offers the highest quality of living.
