About this dream house

Property Description

We are selling our vacation home on the Baltic Sea island of Poel. We have lovingly renovated it over the last 10 years and spent a wonderful time here with our children.
The entrance leads into a small hallway that leads directly into the bright living area. To the left is a built-in cupboard for cleaning products, a vacuum cleaner or supplies. The kitchen is relatively small and functionally equipped. The worktops are new and the kitchen fronts have a "shabby chic" design.
There is a washing machine and a small dishwasher in the bathroom, which we didn't want to leave in the kitchen for space reasons 😊.
We renovated the two bedrooms in 2022.
The property is heated by electric heaters (infrared heaters). These can be switched on via smartphone before you arrive. Investing in a new heating system was out of the question for us because we used the house as a vacation home and we didn't have any longer stays in the winter months. However, the house is insulated and can easily be used in winter!
The house stands on a widened foundation and there are plans for an extension, which have already been approved by the building authorities. However, the permit has expired in the meantime and would have to be reapplied for.


Furnishing

Over the last 10 years, we have extensively and lovingly renovated the house. In 2015, the roof was renewed and in the following years we have continuously renovated the house and lovingly and elaborately redesigned the garden.
Since 2018, a high seat has provided a fantastic sea view and extraordinary evening hours.
In 2019, a sauna house was built on its own terrace, a new electricity box was installed and the entire electrical system of the house was checked. The roof of the sauna house was reinforced with extra roof beams so that it is accessible. You can also see the sea and beautiful sunsets from here.
In 2020 we replaced the hedge in front of the house with a planted frieze wall and in 2021 we renewed the house facade and the insulation underneath.
The wooden terrace on the lower level was only built this year.

There is no renovation backlog at all, we have renewed everything that seemed necessary and more. For example, the instantaneous water heater and the SAT system have been replaced and a gas fiber connection has been installed.


Location

Location description

The location of the house is fantastic! Built in 2018, you can look out over the Baltic Sea, about 100 m away, and hear the sound of the sea. The village "Am schwarzen Busch" is characterized by vacation homes, many of them with thatched roofs. Parking is prohibited in the entire village and the residential road may only be driven on at walking speed. At night, you can only hear the waves crashing softly when the wind is onshore.
The fine-grained, white sandy beach is only about 250 m away. You walk over the dune and can decide whether to turn right to the "family beach" or left to the "dog beach". As the only parking lot in the village is at the entrance to the village and our vacation home is on the edge, this section of the beach is never crowded. As the water only gets deep after about 50 meters, the beach is ideal for small children.
In the village there is a small beach area, two restaurants, a mini golf course, snack bars and a cream store. There are two supermarkets, a pharmacy, other restaurants, cafés etc. approx. 2 km away.
There are beautiful cycling and hiking trails all over the island. The tourist center is in Timmendorf (approx. 6 km away), where there is a small harbor and other restaurants, cafés...
If you leave the island via the dam, you can be in the beautiful Hanseatic city of Wismar in about 20 minutes, where you will find everything you need to live.
