Hello everyone,
I had the apartment in Nuremberg Nordstadt extensively refurbished, renovated and furnished to a high standard in the fall and winter of 2023.
This now offers an exciting investment with a positive monthly cash flow in a very good location directly at the Schoppershof subway station and no outstanding renovation issues.
The renovation was carried out by a renowned fit-out company and there is a statutory 5-year guarantee from completion (December 2023). This means that no additional expenses are to be expected in the coming years.
Everything is new that can be new. The apartment is designed as a shared flat and was fully let within a few days of completion.
I have put together the flat share as a harmonious girls' flat share of German-speaking students aged 18 to 22, who live together very well in the apartment and plan to live here in the long term.
When they move out, the rent can certainly be raised again. You would have three months here instead of just a few days like me.
The rooms are all rented out independently to the respective tenants and can only be terminated at the end of the semester in March or September with three months' notice, so the effort is limited.
