Property Description

This Danish-style, well-kept detached house (approx. 140m2) with separate granny apartment (approx. 70m2) is situated in a cul-de-sac, tucked away in the second row, in a preferred, dreamlike location in Heide-Ost. It is therefore absolutely central, but just as quiet and hardly visible. A feel-good oasis with real vacation home character...

When visitors approach the house, they are first welcomed by a rustic, two-part "Klönschnacktür" door.
To the left of the driveway is a garage with an electric roller shutter and a carport. The attic of the garage has been converted into a storage area.
You can walk straight through the garage into the garden. However, this is closed off to the rear by garden doors.
There is another carport on the right.

If you enter through the cloister door, you will find yourself in the utility/connection room and a small, additional boiler room. The kitchen is conveniently located behind this, making it easy to do the grocery shopping.

Through the main entrance at the side, a small, lockable hallway leads to the kitchen on the first floor and a staircase leads to the granny apartment on the upper floor.

The cozy, modern country-style kitchen on the first floor is equipped with high-quality Siemens brand products and also offers space for an inviting, small dining area.

An open, spacious passageway leads from the kitchen into the dining room. All double-insulated windows on the first floor can be opened outwards in the Danish style, which has the advantage that they tend to be closed when there is a "stiff breeze" typical of northern Germany. In addition, they all have electric external blinds that can be controlled via a radio remote control.

If you take the stairs to the upper floor, you will find yourself in a small hallway from which all other rooms lead off. To the left is a light-flooded, spacious, open-plan kitchen, dining and living area with exposed wooden beams. As on the first floor, a tasteful kitchen from 2015 with high-quality brand-name built-in appliances is integrated into the room.

The staircase to the right leads to a storage room, a comfortable, fully tiled shower room with washing machine connection and a cozy bedroom. There are small storage spaces in the sloping ceilings throughout the upper floor.


Furnishing

The property has been continuously modernized and upgraded since 2014.

The energy requirement certificate is valid until 07.04.2034 and can be viewed in full on request.

The gas boiler was replaced in 6/2016 (Intergas Kombi Kompakt HR model) and can be switched with a radio remote control.

The two living rooms were each retrofitted with a DAIKIN air conditioning unit (A++/A+++) last year to support cooling in summer/heating in winter. This made sense in order to make even better use of the solar system.

The PV system is currently rented, but there are other options for taking it over, which should be discussed personally in each individual case. In any case, it makes sense and works effectively and without any problems...

The house has all-round house lighting with motion sensors that can be switched separately in different areas.

Theoretically, there is even underfloor heating on the first floor in the kitchen and bathroom, although we haven't used it at all in recent years.

The beautiful garden is completely fenced in and currently divided into 2 sections. The sections are separated from each other by a fence so that they cannot be seen.
The new owner could theoretically rent out the rear section to a tenant on the upper floor. Or, of course, use it himself....

In addition to a small garden shed (in need of renovation, but sufficient for garden tools), there is also an older, but theoretically usable caravan and a large terrace, if you wish....

All paths, terraces and the driveway have been completely renovated in recent years.

The house can be handed over completely free by arrangement. However, if you would like to set up your own calculation with a quiet, solvent senior citizen as a tenant (currently my mother), which may make it easier to finance yourself, or if you do not need the entire living space yourself, this would also be a possible option....


Finally, something personal:
Why are we giving up this dream oasis, you may ask? The decision really wasn't easy for us either.
But, as is so often the case, the children have left home, we are actually planning to travel in our old age, as long as our health permits, and we simply no longer need this generous living space....

Location description

This lovely property is located in the district town of Heide (approx. 21,000 inhabitants) in the heart of the district of Dithmarschen in beautiful Schleswig-Holstein.

The town with its comprehensive infrastructure offers a good all-round care package in addition to the Westküstenklinikum, specialists of all kinds, pharmacies, kindergartens, primary and secondary schools, grammar schools and a university of applied sciences.
Numerous good shopping facilities and the city center are just a few minutes away. Public transport, a swimming pool, as well as local recreational areas such as the Kreistannen, the city park, the Feldmark and the moors are just a few minutes' walk away.
Most locals are very proud of the fact that Heide also has the largest market square in Germany, which hosts a large weekly market and various other events.

The distance to the North Sea is around 15-20 minutes by car, and you can easily reach Hamburg in around an hour via the A23. You can also reach Sylt by train in about an hour.
