About this house

The stated price is negotiable; the owner is happy to negotiate the price. There is no buyer’s commission. Property no. OM-446267.

The property offered is a farmstead with a residential house requiring renovation, a listed Zehentstadel (in former times, the Zehentstadel was the storage place for the “Zehent” collected by the village headman (village elder)—a kind of tax in kind—which had to be delivered to the respective feudal lord), a listed stable wing, and a connecting building requiring renovation located between the two listed buildings, which is not protected as a historic monument. From 1979 to 1981, the Zehentstadel was partially renovated (roof, façade, windows) in cooperation with the Bavarian State Office for Monument Protection.

The two listed buildings are buildings of the former Vornbach Abbey / Monastery dating from the 17th/18th century. Further buildings of the former monastery, as well as Vornbach Castle and the Maria am Sand monastery church, are located in the immediate vicinity.

The ground floor of the listed Zehentstadel contains vaulted rooms that were formerly used as stables. The three upper floors have a loft-like character and were used for storing grain during the monastery period and while the farm was in operation. At a later date, the 1st and 2nd upper floors were used for a long time as a studio by the renowned contemporary Austrian painter Arnulf Rainer.

The listed “stable wing” houses a large barn for storing tractors, trailers, etc., as well as a small-animal stable and a hayloft.

The buildings have the following floor areas:
Residential house approx. 104 sqm (basement, ground floor, upper floor)
Connecting building approx. 152 sqm
Zehentstadel approx. 370 sqm
Barn/stable wing approx. 740 sqm

The property is divided across two cadastral parcel numbers; the Zehentstadel is located on the smaller plot measuring 1,111 sqm, while the remaining buildings are on the larger plot measuring 6,634 sqm.

An area of approx. 4,000 sqm of the property is located within the village area—this location opens up additional possibilities. Any potential further development would need to be clarified with the municipality or the district office if interested.

The spacious plot with mature trees (fruit/nut trees), as well as the existing stables, is ideal for keeping small animals and for growing produce for personal use/self-sufficiency.

There is a Water rights to a nearby spring with a water pipeline to the property.

Despite its location in the village, the property’s buildings and extensive garden create a pleasant feeling of seclusion, peace and cosiness, which can certainly be enhanced further with appropriate planting.

Fittings and features, as described

The residential house, which requires renovation, was built in 1955; an extension (additional room with roof terrace) was added in 1962. The house was occupied until 2023. It comprises a total of 5 rooms (one through room), kitchen, bathroom and WC, as well as two storage rooms. The gas heating system was newly installed in 2017. The stated living area (floor area) and the stated year of construction refer to this building.

The two listed buildings have water and electricity connections, but no heating/sanitary facilities.

The intermediate building has water and electricity connections, a bathroom/WC, and is heated with individual wood-burning stoves.
