I lived in this apartment myself for many years – first as a tenant, then as the owner, until I moved out in 2019. So I know the apartment very well and can recommend it in good conscience.
The apartment is located on the 3rd floor of a building from 1898 with a listed facade and is the top residential unit in the house. On around 46 m², the L-shaped layout offers a well-usable living area with zones for living, dining and sleeping, plus a separate kitchen, a daylight bathroom and a small hallway. Thanks to the clever layout and three-sided natural light, the 46 m² feel significantly larger than they appear on paper.
The orientation was always one of the biggest plus points for me: east-facing windows in the kitchen and bathroom – bright in the morning at breakfast. South- and west-facing windows in the living area, so there is light throughout the day. To the west, you look out onto greenery on a permanently unobstructed area – correspondingly quiet. To the south and east, you have a city view including the TV tower.
In 2018, I completely renovated the apartment before moving out: heating (new boiler, new pipes & new radiators), electrics, windows (triple-glazed with shutters), doors (apartment door and interior doors), kitchen (incl. fridge, dishwasher, stove & oven), bathroom (incl. underfloor heating) and walls – everything new. There is no need for renovation.
The apartment combines old-building substance with contemporary standards. There is subtle stucco on the ceiling, and the original floorboards on the floor – for me always an essential part of the charm of this apartment. Kitchen and bathroom are tiled.
The daylight bathroom has a shower, washbasin and WC as well as underfloor heating – a real comfort upgrade, especially in winter. The fitted kitchen from 2018 is included in the sale. Heating is provided by a gas-fired floor-standing/individual heating system, also from 2018, operated independently of the other units. As a result, the apartment warms up quickly and heating costs remain manageable.
A communal laundry room and storage areas are available in the basement.
The apartment is currently rented out and is suitable as a solid capital investment – the current tenant would like to stay in the apartment long term. The rent amount will be provided upon request. It is also conceivable to use it as owner-occupied accommodation in the future.
The building comprises four residential units. The relationship among the owners is straightforward and constructive. A caretaker and cleaning service takes care of the stairwell, courtyard and front garden. The monthly maintenance fee is approx. 190 EUR, of which 50 EUR is for the maintenance reserve. The majority of the remaining costs are allocatable. Overall, the reserve fund is generously sized.
This year, the listed plinth and the flat roof were renovated. A new electricity connection by the network operator is planned, as well as a possible renewal of the house wiring, the costs of which can largely be covered from the existing reserve.

An energy certificate is currently being prepared by the homeowners' association, although it is not mandatory due to the year of construction.
I am selling this apartment with both a laughing and a crying eye. It has given me wonderful years – now it may do the same for someone else.

Heslach in the south of Stuttgart is an established residential district with good transport links and well-developed infrastructure. The Bihlplatz light rail stop is approx. 100 meters away. There you will also find restaurants, a pharmacy and doctors' offices. Grocery stores can be reached in approx. 500 meters at Südheimer Platz or Marienplatz.
What I have always particularly appreciated about the location: you are right in the middle of the city and still have peace and quiet. The west side borders on an undevelopable green area, the neighborhood is pleasant, and parking is surprisingly good for Stuttgart. In the evenings, I basically always found a parking space nearby.
