About this dream house

Property Description

Dear prospective buyers, we are very pleased to be able to offer you herewith a very special country retreat with two historic residential houses under thatch in an extraordinary dream location. The two houses are located next to each other in an almost isolated location on a "field path" surrounded by meadows, forest and several smaller lakes are within visible or walking distance. Currently, one house is occupied by the owner and the other is rented out at "4-star hotel level" to enthusiastic vacation guests. A "half acre" of own land as well as the outbuildings could possibly offer the possibility to keep e.g. 2-3 horses or other animals, although this would still require conversion work on the outbuilding. The entire property is in exceptionally good condition. About 40 and just under 20 years ago, everything was very professionally and particularly stylishly renovated and regularly maintained. Very high-quality materials were used throughout - from the wooden windows made by carpenters (renewed approx. 2012 and approx. 1993), to the solid wood kitchens, terracotta tiles, solid wood doors, lime-wiped plaster on the walls, a tiled stove and Klönschnackt doors typical of the countryside. Also the inventory is very exclusive and can be taken over partly. Everywhere a lot of attention was paid to a charming and stylish execution with a combination of both historical and partly technically modern elements. These houses were originally built in the second half of the 17th century and were used at that time as "Kätnerhäuser". Kätner were small farmers with a croft and the diligence of the people can still be felt on the property, where "not a leaf is out of place" and everything is in a very well maintained condition. The living space is distributed on about 95m² in the large house on the first floor and attic and about 50m² on the first floor of the small house. These are approximate sizes, which were not determined exactly according to DIN. Due to the good room layout and furnishings as well as a pleasant ceiling height, the houses can be inhabited very well even with smaller living spaces and the rooms are bright and flooded with light. The "big house" has in the first floor beside living room, kitchen and hallway two small shower bathrooms as well as two bedrooms and a hallway in the attic. In the "small house", in addition to the kitchen, bathroom and hallway, there are three more rooms available as bedrooms, children's rooms and living rooms. Besides all the charming aspects we would like to mention the practical things: The heating is provided in each case by a central heating - in the small house by an oil heating from approx. 1993 with partial modernization in approx. 2015 and in the "big house" by a gas central heating from approx. 1997. The associated gas tank is discreetly located in the garage remise. Two separate 3-chamber sewage treatment plants ensure uncomplicated and cost-effective drainage. Both houses have a cellar room each. An alarm system protects against uninvited guests. As further special features, the buyer of this property can look forward to an outdoor shower in the overgrown garden as well as a plunge pool, which is currently in need of renovation.
