From 01/09/2026, we are renting out one or two fully equipped workspaces in our bright and quiet office at Tumblingerstraße 12 in Munich.
The approximately 180 m² office space is located in a quiet courtyard and offers a pleasant and professional working atmosphere with high ceilings, generous communal areas, and various places to retreat.
The main tenant of the space is Turning Blocks, a Munich-based real estate service provider specializing in the renovation and development of residential properties. We use the office ourselves and would like to sublet two available workspaces to self-employed professionals, freelancers, or a small team.
The workspaces can be rented individually or together:
• 1 workspace: €500 flat rate per month
• 2 workspaces: €1,000 flat rate per month
The flat rate already includes all services listed below.
The workspace will be provided furnished with a height-adjustable desk and office chair.
In addition, all communal areas of the office may be used. These include:
• small meeting room for up to 2 people
• large meeting room for up to 8 people
• two separate telephone booths for undisturbed calls
• spacious kitchen and lounge area
• Internet
• Coffee included
• weekly cleaning of the office areas
The monthly flat-rate rent is €500 per workspace. There are no additional ongoing costs for Internet, cleaning, or use of the communal areas.
There is no minimum rental period. The notice period is three months.
The workspaces are available from 01/09/2026.

The office is located at Tumblingerstraße 12 in a central location in Munich and can be reached quickly from Goetheplatz.
Despite its central location, the courtyard setting provides a pleasantly quiet working environment. At the same time, restaurants, cafés, and shopping facilities are quickly accessible in the surrounding area.
Goetheplatz, with underground and bus connections, is only a few minutes’ walk away. Munich city center and the main train station can also be reached quickly.
