The apartment is currently occupied by four female students under a fixed-term rental agreement until 31 August 2026. They have already begun looking for a new apartment and preparing to move out. The monthly rent is € 1,940, of which € 429 is for ancillary costs.

The Nibelungen residential park is in northeastern Germering, not far from the “Harthaus” S-Bahn station (Harthaus is in the Munich zone). The mostly three-storey buildings were completed in 1963, and the taller seven-storey buildings in 1968. The developer was an insurance company; Patrizia Wohnbau purchased, modernized, subdivided and sold all the apartments in the Nibelungen residential park by 2014. The apartment offered here was the show apartment and, at the same time, Patrizia’s office space—this apartment was therefore modernized to a first-class standard.
The apartment is located in the south of the Nibelungen residential park and is surrounded by playgrounds, grass areas and trees—but a bus stop, a football pitch, a kindergarten and a small bakery are also in the immediate vicinity. To the north are fields, across which one can reach Aubinger Lohe or walk to Freiham or, in the future, to the planned new lake. Between 1.5 and 2.2 km away are several schools, including Therese Primary School, Wittelsbach Middle School, Max Born Grammar School and Freiham Secondary School. A large adventure playground is also within walking distance. All shopping facilities, including Cineplex cinema in the GEZ, restaurants and medical centres, are very well established and popular in Germering. The nearest S-Bahn station is Harthaus, which is still in the Munich zone and can be reached quickly on foot or by bicycle. The motorway entrance is not far away, yet cannot be heard.
