Approximately 400 m from the village, by the forest, this residential house with barn was built around 1930 on the approximately 2,032 m² plot.

The living area is approximately 110 m² and is divided into three rooms, a small kitchen with fitted kitchen, a small bathroom, separate WC, and storage room.
There is a small partial fieldstone cellar.
According to the seller, the property underwent complete renovation in 2000. New windows, exterior door and interior doors were installed, the electrical and sanitary systems, water supply and wastewater pit were renewed, night storage heating was installed, and the roof was re-covered with concrete roof tiles. Unfortunately, without insulation.
In 2023, a high-quality wood-burning stove (including stainless-steel chimney) was installed in the living room, providing considerable warmth.
The next renovation took place at the beginning of 2025. It is also possible to purchase the residential house with a (then somewhat smaller) plot WITHOUT the barn. The part of the plot on which the barn stands would then be surveyed out; the seller will bear the surveying costs. The remaining plot size will then be determined by an official survey. For example, a reduction by only approximately 170 m² to approximately 1,850 m² with the residential house is conceivable. The seller’s expected purchase price for the sale without the barn is €159,000.00 plus commission of 3.57% of the purchase price, including 19% VAT, payable to us by the buyer upon conclusion of the contract.
