About this shop
The former electrical storage space I am privately offering, later converted for use as a hobby room, is located in a closed-off area of an underground garage in 56743 Mendig Saunsstr.1.
The premises are dry and, even in winter and summer, maintain a temperature of approx. 17 degrees Celsius without heating or cooling. Of course, the installed wall convectors can be connected if needed and additionally heated by the central gas heating. The ancillary costs must be adjusted in this case. With optimal use of the space, up to 5-7 vehicles can be parked.
Access is via a ramp with the roller shutter door being radio remote-controlled. Furthermore, a hand washbasin and WC toilet and a shower facility are provided for the tenant's separate use. The hot water supply for the shower room is via an electric instantaneous water heater with consumption metering via an intermediate meter.

The town of Mendig itself is located in the eastern Eifel not far from the Rhine, about 5 km from Laacher See in the Laacher volcanic area. Mendig is on the federal motorway 61 and on federal road 262. Rail connections: Andernach (Rhine line), Mayen and Gerolstein (Eifel cross line).
Regular bus lines to/from Andernach/Neuwied and Koblenz and to Mayen (to the west). The town belongs to the Rhein-Mosel transport association.
There are retail stores and supermarkets in the town, doctors' practices in various specialties as well as three kindergartens, a primary school and the Realschule plus Mendig, which has been combined from secondary and intermediate school since August 2010. The town has 8,496 inhabitants together with the Verbandsgemeinde and the surrounding neighboring communities from other administrative areas. Together these result in a buyer potential of 19000 people.
The administrations of the town and Verbandsgemeinde are located in the immediate neighborhood and can be reached without a motor vehicle in 10 minutes. Further retail premises are located in the surrounding area. The town is currently working to improve the infrastructure through suitable expansion measures.
