Since our children have finally left Kaiserslautern, our single-family house with extension is now too large for us.
The residential house was built in 1905 by master mason Weißmann in a professional and very solid manner from frost-resistant, extremely durable sandstone. It is fully basemented, the living area is on the raised ground floor, 3 bedrooms and a daylight bathroom are on the added upper floor.
The indoor climate is very pleasant thanks to the sandstone walls plastered both inside and outside.
When the upper floor was added, hollow blocks (24 cm or 2x24 cm) were used. Thanks to the well-thought-out internal insulation of these upper walls, the insulated top ceiling (from below and from above) and the floor on the ground floor covered with fill, screed boards and tiles, our house can be heated well. Further insulation measures are easily possible.
The new gas condensing boiler (from 2024) is hybrid-ready, and there is ample space for a heat pump or photovoltaics (on the newly re-roofed extension). (Final energy consumption F).
The windows (plastic, double-glazed) were replaced, the roller shutter boxes insulated. Likewise, since 2000 the other trades (electrics, water and wastewater pipes), the house, side entrance and room doors as well as interior plaster and all ceilings and floors have been renewed. The renovation work was documented in detail with photos.
The residential house offers distance from the neighbors thanks to the driveway and the extension (which protects an entire side of the house). Children's noise or loud hobbies would therefore not be a problem.
The extension offers space as a garage and can be expanded. At present, the upper area contains a pantry, space for drying laundry, exercise equipment and plenty of storage space.
In the basement, which can be reached at ground level from the bio garden, there is a hobby workshop, a second bathroom and a party room that allows garden barbecue parties in any season.
The garden has been organically cultivated for more than 30 years. It offers plenty of fruit (cherries, berries, apples, grapes, plums...). The shade-giving trees and flower beds are very well maintained.
Erfenbach has a primary school. The connection to the center of Kaiserslautern by public transport is perfect for the schooling of older children.
The house can be handed over by arrangement and occupied immediately (without renovation work).

The Erfenbach district offers everything families need: two daycare centers, a primary school and very good public transport connections to the center of Kaiserslautern - ideal for commuters and couples with children. The center of Kaiserslautern is about 6 kilometers away. Otterbach is 2.5 km away, with supermarkets, a pharmacy, restaurants, etc.
