Our Swedish house was built in 2008 according to the KfW40 energy-efficient house standard (40% of the primary energy of a statutory reference building, with 45% better thermal insulation) and therefore has very low energy costs. All original Swedish windows have quadruple glazing. A photovoltaic system and an Aqua Solar system are installed on the southeast-facing roof. There is a ventilation system throughout the entire house.
The living area is 138 sq m and all rooms are on one level. The house has 5 rooms: a large living room with a wood-burning stove, a bedroom, two children’s or work rooms, and a utility room. The living area is completed by the spacious kitchen, the bathroom, and the guest WC with a two-person infrared cabin.
From the living room, you can go directly into the kitchen or, via a small hallway, to the bathroom and bedroom. The existing 5 m L-shaped fitted kitchen is included with the house.
The kitchen, bathroom, guest WC, and utility room have easy-care tiled flooring. Parquet flooring has been laid in all other rooms. All rooms, except for the utility room, have underfloor heating. The utility room contains the wood-pellet heating system and the fabric wood-pellet silo with a storage capacity of 2 tons, which, based on experience, is sufficient for at least one year.
The house has a walk-in attic that can be used as storage space.
The living room opens directly onto the partially covered, approximately 40 sq m wooden-deck terrace, which offers a beautiful view of the large garden. Throughout the year, deciduous and fruit trees, shrubs, roses, perennials, and fruits grow and bloom here. At the rear of the garden there is a larger raised bed, an 8 sq m greenhouse, and a 16 sq m garden shed. The evening sun can be enjoyed in the southeast corner of the garden on a round paved seating area.
East of the house there is a double carport with a storage room. All paths to and around the house are paved with clinker bricks.
For use of the garden, we will provide the existing gardening equipment upon request. The handover also includes a greenhouse, a 16 sq m garden house, and a robotic lawn mower.
