At the historic industrial monument BETRIEBSWERK, modern and diverse commercial spaces are being created under the motto “authentic. human. together.” — both in listed existing buildings and in pioneering new builds. The project is characterized by an exciting mix of uses: offices, studios, laboratories, workshops, sports and cultural spaces come together to form a creative and vibrant location. Sustainability in economic, ecological and social terms forms the foundation of the concept.

A seven-storey workshop tower, four workshop houses, seven pavilions and a guesthouse are newly being built. Held up by concrete pillars, the new buildings hover above the natural biotope of the old railway tracks. The former workshops, the listed gabled building and the large courtyard form the central meeting place for people in the district.

Contiguous spaces ranging from around 100 m² to over 2,000 m² are currently available for rent. Depending on the building section, leases can begin at short notice or in October 2025 or October 2026. Rents vary depending on the fit-out and location between €17.00/m² and €21.00/m² (plus ancillary costs, advance payments and, where applicable, tenant-side fit-out work such as room partitioning, IT infrastructure or lighting).
