District and Residential Location
The property is located in the Bavarian Quarter, one of the best-known and most prestigious residential areas in southwest Berlin. The quarter was systematically laid out around the turn of the century (early 20th century) and was among the city’s most exclusive residential areas from the outset. The streets are predominantly named after Bavarian cities, and the façades of many buildings are inspired by forms of the South German Renaissance, with characteristic turrets and gables.
The Bavarian Quarter extends across the districts of Wilmersdorf and Schöneberg and is bounded by Tauentzienstraße to the north, Wexstraße to the south, Martin-Luther-Straße to the east and Bundesallee to the west. Its center is Bayerischer Platz. Prinzregentenstraße itself is one of the quarter’s historically developed residential streets, predominantly characterized by pre-war buildings, and has a noticeably bicycle-friendly and traffic-calmed environment – evidenced not least by an automatic bicycle counting station in operation since 2015.
Transport Connections

A weekly market is also traditionally held at Bayerischer Platz, contributing to the neighborhood’s vibrant local culture. For big-city shopping and a diverse range of restaurants, Kurfürstendamm, with its shops and cafés, can be reached within a few minutes.
