Kellmünz an der Iller is a charming, small municipality known for its beauty and its rural charm and history. The picturesque landscape is characterized by green meadows, forests and the calm River Iller. I renovated a great deal in the house to feel comfortable. 90% genuine wood parquet flooring by Kährs gave the rooms back their exclusivity.

The house was fitted with new water and gas connections during the local redevelopment in 2017.
The house is lined with trees to the south, which belong to a slope; some trees belong to the property, which was newly surveyed in 2022. In fact, there are 3 plots, one with the villa, the second with the guest house (which could also be purchased optionally and by arrangement, but is not currently included) and a small slope plot of approx. 160 sqm on the hillside. I did not transfer it to the municipality in order to protect the trees from clear-cutting.
There is a declaration of division in the house, so there would be 2 residential units that can also be used/occupied separately. (With the guest house, there would even be 3. More on that below.)
I chose this place for myself, among other things, because the villa stands on the grounds of an old castle.
Why am I parting with and selling this treasure?
Well, I am approaching seventy. As beautiful as this villa is, for a woman who is largely on her own, it is simply a bit burdensome in the long run.

Since summer 2025, a camper has been standing in front of the door in the courtyard, with which I would still like to take a few trips.
With a heavy heart I am letting go of this villa on Himmelsberg, it was my most beautiful home. My wish would be to find people who love this villa just as much as I do, then it will protect its owners. Maybe a family, then everything is easier too. I took it as it was, renovated as much as possible, and yet some things still need to be done, the tower, namely. Living in this villa has always been a dream. No one could take away my view, no one could see in. The light of the sun and the moon enchanted the rooms. For me it was and still is a small personal paradise.

Kellmünz on the Iller is located in the southern part of Germany, in the region of Swabia/Unterallgäu, in the federal state of Bavaria. It is located about 18 kilometers north of Memmingen and approx. 32 kilometers south of Ulm, one of the largest cities in Baden-Württemberg.
