This cozy semi-detached house is ideal for small families and couples who would like to live quietly and in a rural setting, but do not need a large house.
The living area is practically and pleasantly laid out. It offers a kitchen, a bathroom, a utility room, and three rooms. All rooms lead directly off the hallway, so there are no walk-through rooms. The largest room and the kitchen each have direct access to the spacious terrace.
Particularly attractive is the southwest-facing orientation: the living room and kitchen have large windows facing the terrace, making them bright and welcoming.
Another plus is the converted attic with an area of about 15–20 m². It is very well suited as a hobby room, guest room, or additional usable space. However, it does not count as living space and is therefore not included in either the living area or the rent. This is due, among other things, to the ceiling height of approx. 1.75 m.
There is no lack of storage space either: additional storage options are available in the spacious eaves on both sides of the attic, in the utility room, and in the garden shed.
Behind the house is the outdoor area with a garden of approx. 200 m² and a terrace of approx. 30 m². This provides plenty of space for relaxing, playing, and gardening.
Two parking spaces are available in front of the house.
Note on the photos: The property is currently being renovated. Images 4 to 16 have been edited and show roughly what the rooms will look like after completion. All other images show the condition before renovation.
Viewings are already possible, although the renovation work is still in full swing.
• Heating: gas heating (year built 2022)
• Kitchen: fitted kitchen with hob, oven, extractor hood, and dishwasher. No refrigerator is installed, as everyone has different preferences.
• Bathroom: is currently being completely renovated. A modern and spacious shower bathroom with space for a washing machine is planned.
• Floors: High-quality vinyl flooring will be laid in the living room, children's room, bedroom, kitchen, and hallway. The bathroom will be tiled. Utility room and attic will remain unchanged.
Sidewalk cleaning, winter service, and garden and hedge maintenance have so far been reliably handled by the tenants. Alternatively, it is possible to commission a service provider for this. The resulting costs would in this case be allocated as operating costs.
The move-in date is planned with a generous buffer and should be feasible according to the current status. However, I cannot yet give a binding confirmation due to the ongoing renovation.
The furniture, decorative items, appliances, and other furnishings shown in the visualizations are for illustration purposes only and are not part of the rental.
Quiet and non-dangerous pets are welcome.

The house is located in a traffic-calmed cul-de-sac in Königsmoor, a small village in Lower Saxony between Hamburg and Bremen.
A playground and a bus stop (including school bus) are about a 5-minute walk away. Königsmoor is also in the HVV area.
The nearby railway line is fairly well shielded by a noise barrier as well as by trees and bushes. In the garden, trains can of course be heard occasionally, but they are not really loud.
In Tostedt, about 10 km away, you will find all types of schools, shopping facilities, restaurants, DIY stores, and a train station with direct connections to Hamburg and Bremen.
By car, it is about 50 minutes to Hamburg and about one hour to Bremen.
