The property was previously used by a metalworking and steel construction company. The inventory and machinery still currently present will be completely removed. The hall will then be handed over to the new tenant swept clean.

Due to its features, the property is suitable, for example, as a warehouse, for a trade or assembly business, metal processing, production or other commercial uses. The specific use must be agreed with the landlord and must be permissible within the scope of the respective official approvals.

Hall and Features

The total hall area is approx. 600 m².

The technical equipment includes 230 V power connections as well as 400 V three-phase power. The hall also contains a pillar-mounted slewing crane, which may be used subject to agreement.

A large hall door enables the delivery, loading and unloading of materials and goods.
Access to the hall is possible by vehicle.

In addition to the hall area, a separate office area, a toilet and a shared recreation/lounge room are available.

Truck Access & Spacious Yard Area

A spacious yard and access area of approx. 1,000 m² is located in front of the commercial hall.

This area is used in particular for access as well as for maneuvering and turning. Access by truck and larger delivery vehicles is also possible; there is sufficient space on the premises for maneuvering and turning.

The approx. 1,000 m² yard area is not part of the rented hall area and is not rented as storage space or separate open space.

Parking spaces may be made available by agreement.

The hall will be handed over swept clean after the currently existing inventory has been removed.
