About this apartment
The fully furnished maisonette apartment on offer was built in 2005 as a loft conversion on an existing apartment building. It is located on Pflugacker Street, set back from the road and separated from it by an area with parking spaces (see aerial image, the apartment and parking space are marked in yellow).
The living area faces west, with a view of tall trees belonging to a park through which a small footpath leads. From the early afternoon until the evening, the sun shines on the loggia, which can be accessed directly from one of the rooms and from the living room (a picture shows the view of the apartment from the west, with the loggia as an orange rectangle).
The apartment has upscale furnishings, with bamboo parquet flooring in the living rooms and a tiled bathroom with a luxury "shower temple" with shower, bath, steam shower and massage and whirlpool function. The skylights in the gallery, the windows in the living room and the loggia doors have electrically operated shutters to protect against heat and to darken the room.
The modern kitchen is fully equipped with a fridge/freezer, ceramic hob with touch control, dishwasher, oven and microwave and offers plenty of storage space. It can be separated from the living area by a glass sliding door that can be fully retracted into the wall and also offers space for the dining area with 4 chairs.
The room on the lower level can be used as a bedroom, study or guest room. In addition to the closet, it has a large and practical walk-in wardrobe and its own door to the loggia (see floor plan).
The living room is furnished with a spacious living area with a view of a wall-mounted, flat-screen TV with Android TV operating system. Cables run from the multi-room-capable audio system to the kitchen, the neighboring room and the bathroom, where speakers are connected that can be controlled separately. There is a Fritz box with Wi-Fi and network connections in the gallery, the kitchen and the downstairs bedroom. The view under the roof ridge and onto the open gallery conveys a special sense of space and the impression of living in your own "house".
The open gallery is accessed from the living room via an open solid pine staircase. Two large skylights let in plenty of light. It is suitable as a sleeping or working area - cable and network connections are available.
Some of the lights in the apartment are controlled by motion detectors and many are fitted with dimmers so that the individual areas can always be illuminated as required by the resident.
The apartment has high-quality thermal insulation, double-glazed plastic windows, which are fitted with electrically operated shutters to the west, and gas central heating. The apartment extends over two levels ("maisonette apartment").

The entrance leads into the hallway, from which the small room (approx. 11 m2, labeled sleeping in the floor plan) opens to the left. From this room you can reach a walk-in wardrobe and directly through a glass door to the approx. 4 m2 loggia.
From the hallway, a sliding door on the right leads to the approx. 13 m2 kitchen with fitted kitchen and dining area.
To the left, the hallway opens up to the 20 m2 bright living area with two dormer windows and another glass door to the loggia.
Before entering the living area, a natural wood staircase leads up to the gallery.
The living area is open upwards to the roof and the open gallery and contains a spacious living area, appliances for entertainment electronics.
The living area leads to the bathroom, which has a WC, a luxury shower cubicle with bath, steam bath, massage and whirlpool function and a washing machine.
Upper level / gallery:
The natural wood staircase with a landing leads from the living area upstairs to the open, large gallery, which, with 17 m2 of formal living space, appears much larger due to the sloping roof (the floor area is almost 30 m2).
It has two large skylights with electrically operated shutters, which flood the room with light and darken it when required.
The gallery is bordered by a cozy, open solid wood railing towards the living room, which extends up to the ridge.
The large, open room also has network, cable TV and audio connections.

Eidelstedt is a district that offers green spaces and tranquillity, with excellent transport links at the same time. The apartment is only approx. 400 meters from the Hamburg-Nordwest freeway junction, which connects the A7 federal freeway (Flensburg - Füssen; E 45) with the A23 federal freeway (West Coast freeway). About 300 meters from the apartment is the "Hörgensweg" stop of the so-called AKN (line A1 of the Hamburg public transport network), a railroad line that runs from Hamburg-Altona via Kaltenkirchen to Neumünster and is currently being electrified and connected to the Hamburg S-Bahn network as part of the S5 line, so that trains can also run directly to Hamburg Central Station in the city center and on to Harburg at close intervals.
The airport can also be reached by car in around 15 minutes via the A7 and Ring 3.
