A small farmstead/three-sided farmyard, built using half-timbered and solid construction, is available for rent. It was still occupied until last year.
It was built around 1900 and renovated in the 1990s and afterward (storage heaters, partly PVC windows, blinds, some electrical wiring with meter cabinet). It consists of a two-storey, partially cellared residential house with a large glazed balcony on the upper floor, as well as several two-storey outbuildings (barn, stables, wash house) and a garage with a separate access road.
The stated living area can be partly increased by converting the outbuildings.
The residential house is heated by electric storage heaters and a very pleasant additional tiled-stove air heating system (which can heat several rooms). Fortunately, apart from the tiled-stove air heating system, we have no gas heating, at a time when gas prices are high.
There is not yet a traditional bathroom, but one can be added as needed. There are some washing facilities and a toilet, currently an outdoor toilet.
The property can be accessed and driven onto through a double-leaf wrought-iron gate, independently of the separate garage access. Some new plastic windows have already been installed, and the residential house mostly has blinds.
Depending on your own preferences and the installation of a bathroom, the house can be made ready for occupancy with relatively little effort.
The property is fully connected to electricity, water, sewerage and telecommunications. These utilities are currently still registered and therefore can be used immediately.
This property is available for rent/rent-to-own, with the rent credited toward the purchase price. With a down payment of 20.000,00 euros and the aforementioned monthly rent payments, the house will belong to the tenant after 8.5 years. The property is of course cheaper if purchased outright.
Renting a property like this and adapting it to your own preferences is usually cheaper than paying more for a property in better condition and then tearing it apart to make it suitable for yourself, which is usually the case!
