Fully renovated maisonette apartment: The walls and ceilings have been leveled, smoothly sanded, and painted white (Q4). The floor is new and has likewise been leveled! Every room of the air-conditioned apartment has dimmable LED spotlights recessed into the ceiling. Cleaning sockets are located at the light switches. A total of 66 (!) sockets have been installed in the maisonette apartment. In the hallway, directly next to the new sub-distribution board with RCD, there is a second cabinet for the central Wi-Fi radio network AND network: every room is connected with its own data cable. The modern bathroom with a window—lockable with a rotary knob—has a rimless wall-hung toilet, a concealed rain shower with a separate shower hose, a double washbasin, and a radiator serving as a towel rail. The large bathroom mirror is heated and dimmable and has double sockets on both the left and the right. The washing machine and dryer can be operated in the bathroom at the same time because they are separately fused. All radiators are new and can be controlled individually or via a thermostat. All exterior walls and roof slopes are fitted with 20 cm of insulation and a vapor barrier. The exterior walls and roof slopes are therefore considered energy-renovated. All roof windows can be opened completely and have a continuous ventilation position as well as a cleaning position. All roof windows have electric blinds for complete blackout, which can be controlled both simultaneously and individually. The new air-conditioning system can both heat and cool and is classified as an air-to-air heat pump. The hot water in the kitchen is generated by the new condensing boiler: no additional appliance is required. The kitchen is new and custom-fitted. All drawers naturally have soft-close. The kitchen is included in the rent. The rental concept comprises solid middle-class living in Herne-Röhlinghausen. Long-term tenants are preferred, as the rent will not be increased for at least six years. Long-term tenants are thereby rewarded, since the rent remains nominally the same but decreases when adjusted for purchasing power. This is intended to prevent tenant turnover. The building community is intact and can be described as pleasant. This is to remain so.
The basement still needs to be renovated and cannot yet be made
