You can look forward to a beautiful, bright and fully furnished room in a newly renovated and high-quality furnished shared apartment in Wiesbaden-Bierstadt. The room is 20 sqm and the entire apartment is 80 sqm. There are two garages and an available parking space in the courtyard, which can be rented optionally.
The room is already furnished with a bed, bedside table, wardrobe, desk and desk chair. Curtains and other furnishings are also already provided – so you can basically move in with your suitcase and hardly need to worry about anything else. :)
The entire apartment was completely renovated recently. The floors, bathroom and kitchen are new and have been designed with great attention to creating a beautiful, modern and simultaneously cosy atmosphere. The new fitted kitchen is fully equipped and includes, among other things, a dishwasher, stove, oven, refrigerator, microwave, coffee machine and all essential kitchen utensils.
The bathroom has also been completely renovated and fitted to a high standard, including Hansgrohe fixtures, a bathtub with shower facilities and a separate walk-in shower.
The apartment has practically everything you need for everyday life – including a washing machine, dryer, hairdryer and various household appliances. There is also a large built-in wardrobe in the hallway that can be used as a coat closet and additional storage space for household appliances. In the basement, there is a separate laundry room and a dry, lockable storage room shared by the three-person shared apartment.
The large courtyard is also especially lovely. There is plenty of space to sit outside together, set up a small dining table or have a barbecue in summer. A large lockable room for bicycles is also available in the courtyard – the barbecue, for example, can also be stored there safely.
The building itself comprises three three-room apartments with kitchens and bathrooms, as well as two studio apartments, and is pleasantly quiet.
The monthly additional costs are approximately €100 and include:
Heating, water, broadcasting fee and garbage collection. The shared apartment must arrange and pay for electricity and internet separately.
The additional costs are estimated costs that are paid monthly in advance. At the end of the year, the landlord reconciles the advance payments with the tenant’s actual consumption. As a result, the tenant must make an additional payment pay or receive a refund.
The shared flat is currently being newly established, so you have the wonderful opportunity to help shape shared-flat life from the very beginning.
It is important to me that this does not become a purely functional shared flat where people only meet at the apartment door. Of course, everyone should have their own space and privacy, while it would also be nice to chat in the kitchen, sit together in the courtyard, have a barbecue, or spontaneously do something together. We are generally open and relaxed, but also have established routines. That is why mutual consideration and quiet hours are important.
As the apartment has just been freshly renovated and furnished to a high standard, I am looking for flatmates who are tidy, reliable, and respectful in how they treat the apartment and its furnishings.
It should also go without saying that everyone does their share of the housework and leaves the shared spaces clean.
Smoking is not permitted in the apartment.
Overall, I am looking for a shared flat where everyone feels comfortable, treats one another respectfully, and is happy to come home.
The minimum rental period is 6 months.
The notice period is 1 month, effective at the beginning of the month, and notice must be given in writing.
Otherwise, I simply expect normal, responsible use of the apartment: keep your own area clean, and treat the kitchen, bathroom, and shared spaces as you would hope in a pleasant shared apartment.
Viewings are possible immediately. I’d prefer to meet you in person, as it’s naturally important to me that we get along on a personal level in a shared apartment. However, if you’re not local, an online viewing is also no problem.

The apartment is located on a very quiet side street in Wiesbaden-Bierstadt with very little car traffic. The location is ideal, especially if you like to enjoy some peace and quiet after work or university.
Despite the quiet residential setting, you can get into town quickly: Wiesbaden-Bierstadt Plutoweg bus stop is about a 10-minute walk away. From there, the bus ride to Wiesbaden city center (Wilhelmstraße) takes only about 7 minutes.
All the essentials for daily life are easily accessible, while the surrounding area also offers a pleasantly peaceful residential atmosphere.
