Quiet, stylish (second) home for relaxation: Beautifully furnished studio/apartment, extensively modernized in 2022, in a well-maintained building with a sunny south-facing terrace and views over a meadow. You can enjoy life here even during hot summers.
The apartment offers you the perfect combination of nature and relaxation: The beautiful surroundings, numerous lakes and wellness facilities invite you to unwind. Waldshut-Tiengen, Basel and Zurich are also easily accessible. In winter, the apartment is an ideal starting point for skiing, snowshoeing and excursions to Feldberg.
The bright apartment features a modern bathroom, a comfortable genuine leather sofa bed and a new fitted kitchen with induction hob, dishwasher, refrigerator and everything you need. A spacious basement storage unit with power connection, as well as a washing machine and dryer, are also available.
The apartment is particularly suitable for nature lovers who appreciate peace and a pleasant, sheltered residential location. However, it is not wheelchair accessible: There are three steps at the entrance and five more to the apartment.
Vodafone LTE is currently available for internet access. The fiber-optic connection is already in place, but activation is still pending.
The apartment can be rented from 01.09. or 01.10.2026.
Fittings and features, as described
The fitted kitchen with induction hob, convection oven with timer function and microwave, as well as the flat-screen TV with satellite receiver, are naturally available for your use. The washing machine and nearly new heat-pump dryer in the basement may also be used. The fiber-optic cable has been ordered and will be installed in the apartment shortly.
The high-quality cork parquet flooring also creates a pleasant and warm living atmosphere.
Other
To conclude the contract, we require a current SCHUFA credit report, proof of income for the last three months and a certificate confirming that there are no outstanding rent debts.
We preferably rent to a financially solvent individual or couple with their own income or retirement/pension income. Non-smokers are preferred.
The minimum rental period is 24 months. Thereafter, the net rent will increase annually by €10.

Approx. 15 minutes' drive to Waldshut-Tiengen, 20 minutes from the Swiss border, the nearest grocery store is a 5-minute drive away in Berau. For larger purchases, the discount stores in Hausen (approx. 10 minutes' drive) or the district town of Waldshut Tiengen (approx. 15 minutes' drive) are suitable.
