By way of exception, accommodation for supervisory and standby personnel, as well as for business owners and managers, may be permitted if assigned to the commercial area and subordinate to it in terms of floor area and building volume; facilities for religious, social and healthcare purposes, facilities for sporting purposes, and petrol stations may also be permitted.
The permitted GRZ is 0.6—the maximum ridge height is 18 m.

The plot is planned, and the current development concept provides for repeatedly expandable commercial spaces in a modular system, such as container storage, storage boxes or similar. These adjoining units create workshops, storage, hobby and office spaces that offer entrepreneurs and self-employed persons room for individual development or private use.

If required, a second plot directly adjoining it and of the same size can be purchased under the aforementioned conditions, so that the total area would be approximately 4,674 m².
