I am looking for a tenant for my apartment in a prime location in Essen. With three rooms, the apartment is ideal for a shared flat, a couple or a family with 1 or 2 children.
The apartment is on the 1st floor and measures just under 90 sqm. It is bright, spacious and perfectly laid out: it has a large hallway from which every room in the apartment can be reached. In addition to a bathroom with natural light, it offers a kitchen and a bright living and dining room adjoining the balcony overlooking greenery. A large bedroom and another guest / office / children's room make the apartment perfect for a small family, a couple or a shared flat.
The apartment has previously been rented as a holiday apartment. In future, it is to be rented again for a longer period – ideally for up to 3 years.
The apartment is rented furnished. The modern fitted kitchen leaves nothing to be desired: plenty of storage space thanks to wall cabinets, a 90 cm ceramic hob, dishwasher, oven, refrigerator, freezer, etc. are provided.
The apartment can be rented in 3 different furnishing options (each plus €325 ancillary costs):
1.Partly furnished Basic (cold rent: €1,070) with fitted kitchen, washing machine and dryer –
2.Partly furnished Plus (cold rent: €1,170) as in 1. and additionally dining table + 6 cantilever chairs, 1 shelving unit, double bed (solid light oak) with 2 bedside tables, wardrobe, garden furniture on the balcony
3.Fully furnished (cold rent: €1,440) as in 2. And additionally 4 box-spring beds, 2 shelving units, television, coffee machine, kettle, toaster, pots, dishes, cutlery, etc.
A LUMP-SUM RENT IS NOT OFFERED.
The price referred to as “lump-sum rent” is the rent including utilities (which are billed regularly) for the basic version including fitted kitchen, washing machine and dryer. Unfortunately, it was not possible to enter the rent otherwise.
The rent is the cold rent including furnishings plus utilities (€325). The utilities are billed annually.
If required, I am happy to assist with concluding electricity, internet and telephone contracts.
On request, an individual garage with parking space in the same building can also be rented for €100 per month.
I am looking for tenants who are in regular employment or studying, can provide an impeccable SCHUFA record and speak fluent German or English. Please also let me know how many people would like to move in.

The apartment is located in the immediate vicinity of Essen University Hospital (approx. 200m), Rüttenscheider Straße and the Gruga (each approx. 10 minutes on foot). Streetcar stops, supermarkets, bakeries, pharmacies, etc. are in the immediate vicinity. Essen's main train station can be reached in 15 minutes by public transport. The apartment is perfect for doctors, nurses or other staff of the university hospital or those Essen residents who would like to live centrally. The apartment is also ideal for commuters who work in Essen during the week.
