What happens next in concrete terms?
1.If you like the offer, please feel free to contact us via the form.
2.If you also like the plot—and you will—the house is the next step: At the show home center in Poing, the existing house contract from the renowned company Hartl Haus will be discussed with you. You will be assisted by Mr. Mohnlein, Germany Object Manager. Should you wish to make changes to the layout or features that do not alter the exterior dimensions of the house, these can be incorporated.
3.After clarifying the financing and finalizing the construction contract, you conclude a house contract with Hartl Haus, which only becomes effective once and exclusively upon purchase of the plot parcel. You benefit from the project developer’s corporate customer conditions and first-class support.
4.At the same time, you purchase your plot parcel from the seller free of commission. This price includes all costs for demolishing the existing structure, including the existing basement, clearing, filling, soil survey, clarification of building law, architect’s fees, preliminary building permit, building permit and surveying costs.
5.Unlike the often customary purchase model under the Estate Agents and Developers Ordinance (MaBV), the project-based model entails no risks, as you immediately become the owner of the plot (after payment of the purchase price for the plot). Should the purchase contract for the plot not be concluded for unforeseeable reasons, you would also have no contractual obligations toward Hartl Haus.
6.After the transfer of “benefit and burden”, things move quickly: Your house has already been planned, the building permit has been issued, and now only the schedule needs to be coordinated. Starting with basement construction and continuing through the final installation of the floor coverings, Hartl Haus coordinates the process. Even steps that, with other house builders, have to be handled by the building owners—such as commissioning the local utility provider to make the utility connections—can be arranged through Hartl Haus by power of attorney.
7.After completion of the house work, the outdoor facilities are next, which are not included in the price. From From topsoil, turf and wooden terraces through to fences and paved areas, we will be happy to recommend experienced partners who can carry out this work for you. Depending on the specifications, you should budget €15,000–25,000 here.
