ATTENTION:
this is a distressed sale, as we urgently want to invest the money abroad.
Every appraiser will confirm that the property is worth approx. €250,000, except that purchasing power currently does not support this due to the high interest rates.
Should the sale take place very soon, we are willing to sell the house at this bargain price, but only if someone buys the property very soon and the funds are transferred by MID-OCTOBER AT THE LATEST; otherwise, we will keep it and continue renting it out (as before) for €1,400 cold rent (we can prove this).
I repeat: The funds MUST be transferred by mid-October at the latest, meaning there is too little time if you want to start a financing request through a bank, which, based on experience, takes 4–6 weeks. You would essentially need to HAVE THE MONEY IN THE BANK. I want to save you and me time and nerves. I have very recent videos that I can send you, so you can get an initial impression in advance.
So we are only looking for buyers who do not need to finance for ages, because every viewing after mid-October will not help us—we want to save both you and us unnecessary time and energy and avoid pointless viewings.
We would only provide the address by telephone when arranging viewing appointments, as we have found that many fraudsters simply wanted the address in order to "look around" the property and possibly break in; hence our caution, but don't worry: Bredenbek is not soooo big!

Fittings and features, as described
Many things were newly installed; among other things, we insulated so well that there are photos showing how well the house is insulated compared with the semi-detached house directly next door.
We insulated the thatched roof with an additional 160 mm of wool, the front exterior wall (windward side) with 60 mm, and all partition walls with 160 mm, enabling us to heat the entire house using one wood-burning stove without needing the heating at all
Other
we raised our two children in the property between 2012 and 2022 and had a very good time; especially during the coronavirus period, the large garden was a real winner, thanks to the large yet still relatively easy-to-maintain garden
between 2022–2025 we rented it out and demonstrably received €1,400 cold rent, nevertheless we look forward to a family with children or retirees seeking peace and quiet, someone with pets that have sufficient space to exercise, rather than someone who sees the house as an investment property
