This apartment gives you goosebumps: the view naturally drifts to the Spree – right on the water, with no detours or obstructing buildings. Once you have seen it, you will not want to give it up. The apartment is on the 3rd floor of one of the historic buildings of the former film factory and is easily accessible by elevator. It is the only apartment on its floor – a maximum level of privacy that is rarely found in the city.

The open loft layout combines the living room and kitchen into a spacious, light-filled room. A floor-to-ceiling partition wall in true loft style subtly separates the living area from the sleeping area without interrupting the open feel. Floor-to-ceiling windows with classic French grilles and triple glazing ensure maximum light while providing excellent thermal and sound insulation. A practical detail: the window panes can be conveniently folded down for cleaning. Industrial lamps and a well-thought-out, special lighting concept emphasize the authentic loft look. The 3.20 m ceiling height enhances the generous, almost big-city industrial spatial impression.

The orientation of the apartment is a real highlight: the triple-glazed windows of the kitchen and living area face east – here you can enjoy the sunrise over the water in the morning. As the day progresses, the sun moves to the large south-facing balcony (approx. 2.00 m × 3.50 m), which is covered by the balcony above and therefore remains usable all day even in the rain – with the same unobstructed water view. In the evening, the floor-to-ceiling windows of the sleeping area face west: here you can enjoy the evening sun both from the balcony and comfortably from bed as it slowly sets over the water.

The modern fitted kitchen is minimalist in design and fully equipped with a fridge/freezer combination, dishwasher, stove and extractor hood – all appliances by Bauknecht. Upper and lower cabinets provide ample storage space without compromising the open loft character.

The bathroom was designed by an interior architect and is of high quality and crafted with attention to detail: a towel radiator by Cordivari in a design look, a large natural stone washbasin on a solidly built masonry base cabinet, and above it a mirror by the Italian design brand antoniolupi. Directly in the shower area, a panel radiator designed as a mirror additionally ensuresby Cordivari for cozy warmth – a welcome addition to the underfloor heating on cold days. The shower is equipped with a concealed Grohe fitting, elegant natural stone tiles and a small bench seat. The wall-hung WC is from Duravit. A niche with two frosted-glass sliding elements conceals a built-in high shelf as well as another cabinet, on which the washing machine can be discreetly and out of sight housed – including ventilation option.

The same Cordivari panel radiator with mirror function from the bathroom is also found as a continuous design element in the living room area and, if needed, provides pleasant warmth in addition to the underfloor heating – a harmonious overall concept that combines design and functionality.
