1. General
A historic residential and commercial building is for sale in a central corner location at Frankfurter Straße / Von-Vincke-Straße in Halver, directly opposite the Nicolai Church. With its characteristic Art Nouveau façade, distinctive bay window and tower-like structure, the building shapes the streetscape in a particularly striking way – as historical postcards also show.
The property is also known in Halver as the “Nockemann House” and has been associated for generations with the Nockemann family as opticians, jewelers, watchmakers and hearing care professionals.
The house combines commercial uses on the ground floor and first floor with additional space on the second floor and in the converted attic. Over the decades, continuous investment and modernization have been carried out, so the property now presents itself in a well-maintained structural condition.
In the 1980s, as part of a comprehensive renovation, key structural components such as the electrical system, piping, and parts of the floor and ceiling structure were renewed. Since then, the building has been continuously maintained and further developed.
Major measures include the installation of a gas heating system (2013), the renewal of the building pumps (2023), and the renovation of the bay window (2024).
2. Ground Floor with Basement
On the ground floor there is a long-used retail unit with clearly visible shop windows facing the street. The central entrance provides direct access to the unit.
The space has been modernized and offers a well-kept, functional commercial layout. It is currently used by the locally known “Schmuck-Ecke” as a jewelry store, supplemented by a hearing acoustics use.
The ground floor includes a converted basement level with workshop, storage and ancillary areas as well as a kitchen and toilet. These areas usefully expand the utilization options.
3. First Floor – ENT Practice
On the first floor, there has been an established ENT practice since 2000.
The unit is functionally laid out and comprises reception, waiting area, several treatment rooms, and two toilets. Floors and rooms have been modernized, so the spaces present themselves as bright, well-kept and ready for immediate use.
Access to the practice and the spaces above is via the staircase or via a separate side entrance on Von-Vincke-Straße. For these areas, there is also a separate basement area available to theDisposal, where the building services are also located.
4. Second Floor
The second floor offers spacious and flexibly usable areas with typical period-building character and high ceilings.
The floor features cork flooring, a bathroom and a small kitchen and can be used or rented out at short notice. It is suitable, for example, for an office, practice or studio.
A highlight is the bay window room with a view of St. Nicolai Church.
A front ancillary room is assigned to the ENT practice.
5. Attic Floor
The converted attic floor offers additional flexibly usable areas with development potential. Connections for heating, bathroom and kitchen are already in place.
Further conversion options, for example for residential use or a roof terrace, are generally conceivable (subject to approval).
Summary
This residential and commercial building combines distinctive architecture with established commercial uses and additional development opportunities.
The combination of retail unit, doctor's practice and flexibly usable areas makes the property particularly interesting for both investors and owner-occupiers.
