What happens next in concrete terms?
1.If you like the offer, please feel free to contact us via the form.
2.If you also like the plot—and you will—the house is the next step: At the show home centre in Poing, the existing house contract from the renowned company Hartl Haus will be discussed with you. You will be looked after by Mr Mohnlein, Germany Project Manager. Should you wish to make changes to the layout or features that do not alter the external dimensions of the house, these can be incorporated.
3.After clarifying the financing and finalising the construction contract, you will conclude a house contract with Hartl Haus, which only becomes effective upon and exclusively with the purchase of the plot parcel. You will benefit from the project developer’s key-account conditions and first-class support.
4.In parallel, you will purchase your plot parcel from the seller without commission. This price includes all costs for demolishing the existing property, including the basement of the existing property, clearing, filling, soil survey, clarification of building rights, architect’s costs, preliminary building permit, building permit and surveying costs.
5.Unlike the purchase model often used under the Estate Agents and Commercial Developers Ordinance (MaBV), the project-based model involves no risks, as you immediately become the owner of the plot (after payment of the plot purchase price). Should the purchase contract for the plot fail to materialise for unforeseeable reasons, you would also have no contractual obligations towards Hartl Haus.
6.After the transfer of “benefits and burdens”, things move quickly: Your house has already been planned, the building permit has been granted, and now only the schedule needs to be coordinated. Starting with construction of the basement and continuing through the final installation of the floor coverings, Hartl Haus coordinates the process. Even steps that, with other home builders, have to be handled by the clients, such as commissioning the local utility provider to install the house connections, can be arranged through Hartl Haus by power of attorney.
7.After completion the housework, the outdoor facilities are next, which are not included in the price. From topsoil, turf and wooden terraces to fences and paved areas, we would be happy to recommend our long-standing partners who can carry out this work for you. Depending on the design, you should budget €15,000–25,000 here.
8.Your house, including the outdoor facilities, is finished. Christmas 2026 will be celebrated in the new house.
