On more than 5,200 m² of garden, in the middle of the Schorfheide-Chorin Biosphere Reserve and nestled in the wonderful hilly landscape of the Uckermark, one finds above all one thing here: peace and quiet. Sheep and cows graze in the fields of the surrounding farmers, deer and stags can be seen, and nightingales and cuckoos can be heard in the trees.
The property is located at the end of a small village road, and on most days the passing cars can be counted on one hand. Two small field lakes invite you to swim after a walk of about ten minutes, and after around ten minutes by car you can paddle across Lake Oberuckersee on a stand-up paddleboard.
When we started here, we found a house that had been vacant for a long time and an overgrown garden. Since then, we have renewed and changed many things. Among other things, the roof was tiled, the electrical system was extensively renewed, a new large sewage collection tank was installed, and the water pipes to and within the house were renewed. We altered the floor plans, opened up walls and had several new floor-to-ceiling windows installed, creating a light-filled house. We also installed a small sauna in the old henhouse. Some of the work was carried out by specialist companies, and some by us ourselves.
A lot has also happened in the garden over the past few years. We planted numerous shrubs, fruit trees and deciduous trees, planted flower bulbs and pruned the old fruit trees on the property. A large orchard has thus been created on the front meadow, with apricot, apple, pear, quince and plum trees, as well as redcurrant, gooseberry and raspberry bushes. The old walnut tree behind the house provides shade on hot summer days. Insects find plenty of food among the many shrubs and in the herb bed.
We have not yet renovated or refurbished everything, and not all the ideas for the garden have been realised either. But perhaps that is precisely the appeal of taking over this house with its plot: It offers many opportunities to continue here and realise one’s own dream of life in the countryside.
The house:
You enter the house through a long hallway, at the end of which is the bathroom, renovated in the 1990s. This leads into an intermediate hallway, from which you can access the fieldstone cellar, the large open-plan living and dining area with wood-burning stove, and one of the bedrooms.
The second bedroom is accessed from the living room through an old double door which, so we were told, is said to have come from the demolished manor house in the village.
A staircase from the intermediate hallway leads to the upper floor, which is still in an unfinished state. The roof was insulated and fitted with a Velux roof window with an electric blind. A new plank floor has already been laid. From the front window, there is a view across the countryside and the hills of the Uckermark towards the Oder Valley.
The house has approximately 110 m² of living space with five rooms.
The house is currently heated by the wood-burning stove in the living room; the bathroom is electrically heated.
The outbuildings:
The outbuildings also offer plenty of space and possibilities. The property includes a garage, a barn and the old chicken coop, which houses the small sauna.
We are selling the house privately and describe the house and property to the best of our knowledge and based on our current state of knowledge. In recent years, the house has been partly renovated and converted by specialist companies and partly through our own work. Areas, distances and other details are partly approximate. The information in this advertisement does not constitute a guarantee of any specific characteristics or a specific condition of the house. We will, of course, disclose known particular features and defects to interested parties.

The house is located in a small village in the municipality of Oberuckersee, right in the middle of the Schorfheide-Chorin Biosphere Reserve. The property is situated in a very quiet location, as the penultimate house in the village before the fields. Shortly thereafter, the publicly accessible road ends.
Via the A11, the house can be reached from central Berlin in just over an hour, depending on traffic. Prenzlau and Schwedt are each approximately 30 minutes away by car.
Warnitz train station is just under 6 km away. From there, regional train connections run towards Berlin and Stralsund.
Warnitz has a small local market, a kindergarten and a school; Gramzow has, among other things, a bakery, DIY store, pharmacy and a larger supermarket. A farmers’ market takes place in Stegelitz on Fridays.
The surrounding area is home to numerous lakes for swimming and destinations such as Boitzenburg Castle, the Grumsin Forest, Trellert Lake Fisheries and Chorin Monastery. Many events also take place in the surrounding villages – from the Melzow Summer Church to open-air cinema, the cider festival and various village festivals.
Our village has a good LTE mobile connection, should remote working be possible.
Here, you can enjoy the peace and quiet, nature and an almost endless starry sky at night – while also meeting neighbours and enjoying the cultural life of the surrounding area.
