Hello,
I am looking for reliable tenants for a modernized and energy-efficient detached house in beautiful Ilsenburg in the Harz Mountains.
The property is distinguished by the following features:
-detached house with 102 m² of living space and a large garden on a 600 m² plot
-spacious living room with access to the terrace
-kitchen with fitted kitchen (this belongs to the current tenants; if you wish to install your own different kitchen, it could be removed by agreement)

-3 living rooms on the upper floor
-bathroom with shower and bathtub, with window
-large, accessible attic
-low heating costs thanks to a modern and proven low-maintenance heat pump
-low electricity costs thanks to a large solar system with electricity storage
-grid-independent emergency power supply in the event of a power outage
-garage on the property, 2 parking spaces in front of the property
-garden shed
-attractively landscaped garden
-location on a traffic-calmed side street
-friendly and quiet neighborhood
A graduated rent of +20 euros/year from 01.01.2028 until 01.01.2035 is to be agreed. Any further rent increases are expressly excluded on my part, resulting in a high degree of planning security regarding the rent amount (also due to the heat pump with solar system + electricity storage). The electricity from the solar system consumed by the tenants will not be charged separately. This results in very low energy costs of only approx. 80 - 90 euros per month for heating and electricity!
The rental deposit to be paid is 3,000 euros.
The photos were taken before the current tenants moved in. For this reason, both some of the wall colors and the furniture naturally differ from the current condition. Out of consideration for the privacy of the current tenants, no current interior photos are provided.
As a private landlord, it is very important to me to have a good and trusting relationship, and I would be pleased to know that the house is in good hands regarding its use.
