About this apartment

The apartment offered here is located on the second floor of the residential building constructed around 1898. Its handsome exterior facade, incl. wooden elements, was completely renovated and the roof was repaired. The cellar and the stairwell, as well as the apartments, were likewise refurbished by painters. In addition, the outdoor areas were renewed.

On the garden side, new balconies were added which, with new 2.5 m high balcony doors, let plenty of light into the apartment. The attic and the cellar ceiling were thermally insulated. The house has a new, modern central gas heating system with condensing technology.

The apartment building offers a beautiful garden that can be used jointly by the tenants.

Fittings and features, as described

The apartment is perfectly laid out and has none of the walk-through rooms typical of Zittau (see floor plan). All rooms, incl. bathroom and kitchen, have windows, which makes the apartment overall very bright and homely. The apartment includes a new balcony as well as a storage room within the apartment. All rooms were wallpapered and painted. The period doors were refurbished by a master joiner and painted white again. The bathroom was completely renovated, tiled with modern tiles, and fitted with new sanitary fixtures. Due to rising demand for showers, a shower was also installed here. Modern bathrooms are unfortunately still quite rare on the Zittau housing market. The kitchen has received modern click-vinyl flooring that conveys a high-quality impression while at the same time being easy to clean if something spills.

A clean and well-lit cellar is available on the lower floor and is included with the apartment.

As owners, we want our tenants to feel comfortable, and we aim for long-term rentals. We want to get to know our tenants personally, which is why we handle the letting ourselves. We offer our tenants the opportunity to live with us for life and will not terminate the tenancy on our part. Of course, this applies as long as the house rules are observed and the obligations under the lease are fulfilled. This concept has worked very well for us, and we would like to continue it. Our property management company on site, Dr. Thomas Immobilien GmbH, is available to you as a professional point of contact. As usual, in order to conclude a lease we require the last three payslips, a current Schufa report, and a certificate of no rent arrears from the previous landlord. An energy performance certificate is available.

Location details

The apartment is located in Zittau-Nord, not far from the newly redesigned Bürgerpark, amid well-maintained residential complexes of a housing cooperative. The central location north of the train station, which can be reached on foot (1.3 km), ensures good connections to the public transport network, yet—unlike within the inner-city ring—offers sufficient parking spaces directly in front of the building. Zittau’s cozy city center can be reached on foot (e.g. 1.8 km to the historic Dornspachhaus).
Shops for everyday needs (doctors, hairdresser, supermarket) can be found in the immediate vicinity. The major district town of Zittau offers an excellent quality of life that is not easily found in other parts of Germany. The availability of amenities such as an elementary school, a secondary school (Oberschule), a grammar school, and daycare centers, combined with a scenically very attractive setting, makes this part of Upper Lusatia a rare little spot on earth and offers excellent living conditions, especially for families.
The aforementioned Zittau train station can be reached on foot (16 min) or by bicycle (6 min). By car, it takes only 1.5 hours to Prague or Dresden.
