I know your side of this process from personal experience. When I bought my two Berlin apartments, I paid several thousand euros in broker commissions each time. Through a broker, you would generally pay around €10,000 here, and so would I. Around €20,000 leaving the deal and going to someone who, in my experience, often knows little about the actual apartment or house.
When I listed the apartment online, several large Berlin agencies came to view it. Only a few asked the questions that really matter to a buyer. At its core, a broker is a salesperson who brings buyers and sellers together. The actual due diligence remains your responsibility.
And that is precisely the point: Buying through a broker neither relieves you of responsibility nor eliminates the risk. You would still have to review the documents yourself, probably consult an expert, and have a lawyer review the purchase contract. A broker generally does not provide these services.
What I offer instead: I lived here for ten years and sit on the building’s administrative advisory board. I will answer openly and firsthand the questions a broker usually cannot. The actual condition of the apartment and building, planned measures, the maintenance reserve, and the relationship with the property management.
