As the complex was practically built into the Perlach Forest in southern Munich (Giesing district, Munich urban area), it impresses on the one hand with generous green spaces, some with mature trees, and on the other with its integration into the Munich Transport and Tariff Association (MVV). The direct connection to the bus, underground and suburban railway systems includes bus route 220 via St.-Quirin-Platz to the U1 at Giesing, to the U2 and to the S3. The U1 runs to the main railway station (10 min.) and to Munich Olympia Shopping Centre (20 min.). Bus route 145 runs to the S3 (in the direction of the city centre/Holzkirchen) and to Munich East Station (18 min.). The bus stops are 2 min. (220) or 4 min. (145) away on foot.
By car, the Munich–Salzburg motorway can be reached without traffic lights in just a few minutes, as can the Mittlerer Ring.
Although part of Munich’s urban area, the residential location can be described as exceptionally quiet, with no heavy-goods or through traffic.
Child-friendliness: The residential complex is located in a part of the former Perlach Forest and is therefore surrounded by particularly extensive, completely traffic-free green spaces. These contain a large number of playgrounds with sandpits, swings and climbing frames—there are four playgrounds in the immediate vicinity alone, which are also well maintained. For the youngest children, there is also a small “sledding hill” very close by, which is popular when there is sufficient snow. A basketball court and a small tennis facility are also within walking distance.
Schools and kindergartens: Also very close by, at the end of Cincinnatistraße, there is a school centre with a European School, a secondary school, a vocational school, a Hauptschule and a primary school. There are also a number of kindergartens.
Shopping facilities: Particularly worth mentioning is a large HIT supermarket at the end of Cincinnatistraße, as well as a shopping centre on Minnewitstraße with a pharmacy, drugstore (Rossmann), EDEKA and a bakery with a café. All these shopping facilities can be reached by bus or on foot.
