The house was built using solid construction (Ytong). Sustainability and ecology were priorities.
It is heated throughout by a brine heat pump (2024) with a hot water tank (600 liters) via low-temperature underfloor heating (The water does not need to be heated above 60 degrees, as the underfloor heating loops were laid close together. This creates a comfortable feeling of warmth.). The modulating heat pump has a COP value of 5.2, which is much higher thanks to the low-temperature underfloor heating. It has a fresh water preparation system (no salmonella or legionella). In addition, a water softening system (2022 / Grünbeck) was installed.
A Bullerjahn wood-burning stove provides additional warmth and coziness. Both bathrooms are also equipped with a hot-water towel radiator (no electricity), which operates separately from the underfloor heating. The showers are level-access.

The electricity supply comes from the photovoltaic system (2019) with storage (2025 / 10 KW). Excess electricity generated is stored in a cloud and drawn from it during the less sunny part of the year. This makes the house, which faces exactly south, self-sufficient. There are no heating, hot water, or electricity costs; only an administrative fee of €29.90 is charged (other models are of course also possible). A connection for a generator is available in the event of a power outage.
A fiber-optic connection provides fast internet.
On the ground floor, the spacious open entrance hall leads on one side to the also open living, dining, and kitchen area with access to the terrace. The utility room can be accessed from both the hall and the kitchen.
On the other side, an open wardrobe area adjoining the hall leads to the bedroom and the bathroom with a level-access shower and bathtub.
A straight staircase leads to the upper floor with a spacious gallery, four further rooms, a bathroom with a level-access shower, and the balcony.

The double thermally glazed Meranti wood windows, the triple-glazed plastic sliding terrace door, and the carport and balcony (both made of galvanized and powder-coated metal) are low-maintenance and durable.
Two garden sheds and two covered parking bays provide storage and shelter for garden equipment, tools, bicycles, firewood, etc.
The green façade provides additional insulation against the cold naturally and pleasant cooling when temperatures are high Outdoor temperatures.
Two underground cisterns (approx. 2800 litres) collect rainwater for garden irrigation. The property is enclosed by a mixed hedge and planted with flowering roses and perennials, berry bushes, fruit trees, a beautiful ornamental cherry, magnolia, a ginkgo tree, and more. The wires for the robotic lawn mower are laid at a depth of 10 cm.
