About this apartment

Due to a professional change, I am renting out my well-maintained and lovingly furnished 1-room apartment on the ground floor with a terrace and a lovely small garden.

The apartment is located in a very well-maintained new-build property from 2021 and impresses with its high-quality features and well-designed layout. The living area is approximately 50 m² (including 50% of the terrace area).

A modern fitted kitchen with high-quality electrical appliances is already available. Crockery, cutlery and other kitchen utensils are also provided, so the apartment can be moved into immediately.

The apartment is rented fully furnished. The furniture is predominantly from high-quality manufacturers (e.g. Möbelum).

Thanks to the underfloor heating with cooling function, a pleasant indoor climate can be enjoyed both in winter and in midsummer. The lighting and electric blinds can also be conveniently controlled via the smart home system.

The building is barrier-free and has an elevator, making everyday life even easier.

The apartment is available immediately. Initially intended for one year, with a possible extension if there is mutual interest.

Attention: The ancillary costs are not charged as a flat rate, but according to actual consumption. The monthly ancillary-cost advance payment is 190€ for one person; 250€ for two people. I receive the annual ancillary-cost statement in the following year. If it turns out that the advance payment was too high, the corresponding amount will of course be refunded.

Preferred tenant

I am looking for a reliable non-smoker who enjoys living surrounded by greenery and appreciates the small garden.

Please note, however, that the garden must be maintained regularly. It is a garden with exclusive-use rights. Although the owners’ association manages the communal garden areas, responsibility for maintaining this garden lies with the tenant. Should additional costs arise for this (e.g. for garden maintenance), these are to be borne by the tenant.

The building has a friendly and harmonious owners’ association. Respectful and good relations between neighbors are therefore expressly desired.

The apartment is located in Mainz’s popular Oberstadt district. Johannes Gutenberg University can be reached in approximately 10 minutes on foot. The Botanical Garden is just a 5-minute walk away and invites you to enjoy relaxing walks surrounded by greenery.

The nearest tram and bus stop can also be reached in just 5 minutes on foot. From there, Mainz Central Station can be reached in around 5 minutes. Excellent train connections are available – to Wiesbaden in approx. 10–15 minutes, to Frankfurt Airport in about 30 minutes, and to Frankfurt city center in around 35–45 minutes.
