Situated in a sought-after hillside location, the property offers impressive south-facing views over the Kinzig Valley and combines prestigious living with a high degree of everyday practicality. The layout is spacious, clearly zoned and ideal for families who value comfort, privacy and an upscale living environment.
Highlights at a glance: commission-free (no buyer’s commission) · 323 m² living space · built in 2023 · panoramic views of the Kinzig Valley · 40 m² southwest-facing terrace · Klafs sauna · 4 bathrooms + guest WC · KNX smart home · air conditioning · energy efficiency class A+ · fireplace · annex apartment option · goods lift across 3 levels · 4 parking spaces
The house makes a special impression as soon as you enter: The spacious entrance area opens onto the over 6.5-metre-high atrium with an all-glass railing and solid oak steps. The entrance level contains three bedrooms – two children’s rooms with their own children’s bathroom, as well as the separately arranged parents’ area with bedroom, dressing room and en-suite bathroom with bathtub and large walk-in glass shower.
The upper floor forms the prestigious centre of the home. It contains the spacious kitchen-living area with cooking island and panoramic views, as well as the separate living room with fireplace and striking industrial-style partition made of real steel – complemented by an interior window also made of genuine steel profiles. Both rooms open via large lift-and-slide doors onto the 40 m² southwest-facing terrace, which was designed as an extended living space outdoors. The upper floor is completed by a guest WC and a pantry connected to the kitchen.
The high-quality concept continues consistently in the basement: A spacious wellness area with a Klafs glass sauna, shower and WC creates a private retreat of the highest standard. This level is complemented by a guest room with its own en-suite bathroom, an office with built-in wardrobe, a hobby room and two ground-level entrances to the garden – all rooms are equipped with floor-to-ceiling windows (level with the garden) and natural light. A spacious hallway with floor spotlights and another built-in wardrobe connects the rooms. Thanks to the two separate ground-level house entrances, the basement can optionally also be used as an annex apartment (e.g. for an au pair, carer or Home office). This level also contains a utility room, a laundry room with connections for two washing machines, and a storage room that can optionally also be used as a kitchen (all connections have already been provided).
Well-considered details such as direct access to the garage (40 m²), the laundry chute from both bathrooms directly into the laundry room, the raised platform for the washing machine and dryer, and a convenient freight elevator connecting all three floors underline the property’s high functional standards. A total of four parking spaces are available: three in the enclosed courtyard area and another in the garage.

Inventory and Built-ins
The kitchen, sauna, all fitted wardrobes, bathroom cabinets and permanently installed lighting, as well as numerous other built-in fixtures, are included in the property for sale. In addition, further furniture and equipment items may be taken over by individual agreement; the scope will be recorded in an inventory list attached to the purchase agreement.
Electric Mobility
The infrastructure for retrofitting a wallbox is already prepared: a wall-side connection point is available in the garage, and a supply line has been installed in the courtyard area. No charging unit is installed.
Ongoing Costs, Heating and Electricity
During the previous owner-occupation, ongoing operating costs amounted to approximately 380 euros per month. These include, in particular, property tax, insurance, waste disposal, water, as well as regular maintenance of the chimney sweep system, goods lift, courtyard gate, heat pump and ventilation system.
Heating and hot water are generated entirely by the air-source heat pump, which has its own electricity meter.
As a non-binding guideline, the electricity costs of the heat pump during previous use amounted to approximately 170 euros per month, already taking into account the self-generated solar power. Actual costs depend in particular on individual consumption, the electricity tariff and PV yield.
Photovoltaic System
The 5.6 kWp photovoltaic system generates electricity for direct use in the house:
• Heat pump – Solar power is used primarily for heating and hot water.
• Household – Any electricity available beyond this is supplied to the other electrical consumers.
• Grid feed-in – Electricity not consumed directly on the property is fed into the public grid.
By enabling direct self-consumption, the photovoltaic system reduces the amount of grid electricity required for the heat pump and household. Surplus electricity is fed into the grid. There is currently no electricity storage system.
All consumption and cost figures are based on previous owner-occupation and serve solely as non-binding guideline values. Actual operating costs depend on individual consumption, supply contracts and future use.
