About this house

This extraordinary historic property in Gálosfa, Somogy County, combines the authentic character of a former estate manager’s house with modern living comfort and an exceptionally spacious plot.

The historic building dates from around 1800–1850 and was originally constructed in traditional brickwork on a distinctive natural-stone base. As a former estate manager’s house, the property is part of the village’s special history, which once belonged to the surroundings of a hunting lodge owned by the aristocratic Festetics family.

The house was purchased in 2018 in an unrestored condition and comprehensively renovated between 2018 and 2022. All essential utilities and the electrical installation were modernized. Particular emphasis was placed on preserving the historic character of the house. Refurbished wooden windows, some with double glazing, historic panel doors, generous ceiling heights and traditional design elements give the property its unmistakable character.

The living area is approximately 125 m² without measurement verification. The single-storey L-shaped building comprises two bedrooms, two interconnected living rooms, a bathroom and a separate guest WC. The rooms are generously proportioned and comfortably designed. A bright utility room with natural daylight and a washing machine complements the accommodation.

A particular highlight is the white-tiled wood-burning stove with viewing window, which not only creates a pleasant atmosphere in the living area but, according to the owners, also provides comfortable warmth in the adjoining rooms and hallway. In addition, each room has modern infrared panel heaters, some visually integrated into mirrors or decorative slate panels.

The nearly new fitted kitchen is included in the sale. The contemporary furnishings can also be taken over, with the exception of individual antique pieces. This gives the property the possibility of moving in directly without significant furnishing work.

The bathroom features a corner bathtub and an open shower separated by glass blocks. The guest WC is located in the side hallway and has a modern glass sliding door.

Another special feature is the 5,916 m² fully enclosed plot. Approximately one quarter of the plot is occupied by the building and outdoor areas, while around three quarters are available as spacious garden land. The expansive garden offers plenty of Privacy and numerous possibilities for individual design, leisure, relaxation or keeping animals.

The property features a high-quality swimming pool dating from 2020 with its own equipment, pool heating and night lighting. The historic well has been integrated into the pool system and now serves exclusively as a design element; its original use as a well is no longer intended.

The property is accessed via a newly created, comfortably wide driveway with a concrete bridge. A carport with a small concrete step is currently used as an additional garden seating area with views over the surrounding hilly landscape.

The undeveloped attic represents interesting potential for conversion. It still features the original floorboards as well as two small windows on the gable end and is currently not insulated. Conversion could — subject to the applicable building-law requirements — create additional residential or usable space.

The garden is characterized by mature fruit and utility trees, including five walnut trees, two pear trees, one plum tree and a rare apple tree, which is perceived as a special solitary tree and “place of power.”

The property is situated in a quiet cul-de-sac location. Gálosfa is characterized by its spacious green village common and the surrounding hilly landscape. The region offers an exceptional amount of nature, peace and far-reaching views.

Approximately 800 m away is the former château grounds. The preserved remains of the former managers’ buildings and stables now house a hotel with event catering, where events are regularly held. A well-known hotel with high-quality dining and a regional catchment area is also located approximately 5 km away.

This exceptional property is therefore suitable as a private primary residence, second home or holiday home, as well as for buyers seeking an extraordinary historic property amidst the Hungarian countryside.
