About this apartment
We are privately renting out a bright, quietly located single apartment with an open kitchen adjoining the living/bedroom and a sunny balcony, on the second floor of our well-maintained apartment building. The building is located on a quiet side street in Paderborn, Schloß Neuhaus.
As a landlord family, we wish for harmony among the residents and in our mutual interactions. Our special peace within the house should continue and be maintained with the new tenants.
We maintain good, often friendly contact with our tenants and are available to help promptly by telephone or WhatsApp with any questions.
Floor area of the apartment: 33.25 sq m. Our class A energy performance certificate dated 27 July 2022 confirms the building’s top values!
The daylight-filled living/bedroom impresses with its large window and door to the balcony. This beautiful apartment is very bright and ideal for one person to feel comfortable in.
There is a tiled backsplash and the necessary connections on the kitchen wall, but no kitchen units.
The apartment has a bathroom with shower and toilet. This includes a mirrored cabinet and a towel cabinet.
Our apartment was extensively renovated in mid-2023; the quiet laminate flooring was renewed, and all doors, radiators, walls and ceilings were freshly painted.
The rental offer includes a private storage room in the basement, as well as a laundry and drying room used by all tenants in the building and an additional bicycle cellar.
We prefer to rent long-term and expect quiet, tidy tenants in permanent employment.
For non-smokers only. Keeping pets is not desired.

The additional costs amount to €80 and include proportional shares of property tax, street cleaning, wastewater and waste disposal charges, building insurance, chimney-sweep costs, common electricity and caretaker costs.

There are technical problems with Telekom. Cable connection contracts for internet, telephone or TV must therefore be concluded with Vodafone, the telecommunications provider in the building.
We charge a rental deposit of 3 Net cold rents. The tenant bears the €50 bank fee for opening the deposit account, which is due in advance together with the deposit upon the first rent payment.
For further processing of the apartment allocation, we expect the following from you:
- current 100% positive SCHUFA self-disclosure
- payslips for the last 3 months
- identity card with a copy for our files
Our building has 10 apartments, was built in 1983, and has been family-owned for 35 years.
All residents are non-smokers. There are no animals in the building.
The apartments are accessed via the bright and inviting staircase, with extra-wide steps. There is no elevator.

You can be in the countryside or by the water within 10 to 15 min.
A nearby forest can be reached in 7 min.
Lippesee is a worthwhile destination as a 30-minute walk. Alternatively, you can simply take the bus there.
Various doctors can be reached on foot in 5 to 10 min., a larger bus parking area in 7 min., and the bus connection to Paderborn in 2 min.
It takes 3 min. to reach Netto, approx. 7 min. to REWE and ALDI, and the train station is 10 min. away. Churches are within walking distance, 4 to 7 min. away. Schools can be reached in 7 to 12 min. There are three kindergartens, one of which is near the forest.
