According to the available floor plan, the living area is approx. 79.72 m². No living-area calculation in accordance with WoFlV is available. Current annual net cold rent: EUR 36,000. Gross income including the inclusive components: EUR 43,200 p.a. Service charge: EUR 276 per month, of which approximately EUR 148 is non-apportionable, including contributions to the maintenance reserve.

The tenancy agreements pass to the purchaser upon transfer of ownership pursuant to § 566 BGB. Owner-occupation is therefore not possible.
