The apartment’s motto is relaxed living from day one. Everything you need for comfortable living is already there. You do not waste your free time on the lengthy and exhausting process of furnishing an apartment. You do not have to carry furniture, spend precious afternoons in furniture stores, deal with municipal utilities and internet providers, or hang curtains yourself. I have already taken care of all that for you. The Wi-Fi is running, towels are hanging in the bathroom, and even the dishes are in the cupboard. You have time for what matters.
THE APARTMENT
Behind the bright hallway with mirror, the main room opens up. A comfortable Eames Lounge Chair invites you to relax. The round table with Vitra cantilever chairs by Antonio Citterio offers enough space for entertaining guests or working. A large Samsung TV is placed on the sideboard, and a cozy sleeping niche is fully equipped, including bed linen. The main room opens onto a sunny balcony with a table and chairs.
The ALNO kitchen is equipped with a Siemens stove, fridge-freezer, dishwasher, microwave, coffee machine, toaster, kettle, kitchen utensils, pots, dishes and cutlery. The bathroom with bathtub and rain shower is tiled in white with slate-gray flooring and fully equipped with a hairdryer, bathroom scales and towels. A storage room with safe, clothes rail, vacuum cleaner and cleaning utensils completes the apartment.
I have equipped the apartment so that I can imagine moving in myself. It is located right in Bochum city center and is nevertheless quiet because all rooms and the balcony face a large inner courtyard. The balcony faces southwest and gets sun from noon until evening.
THE COSTS
All-inclusive: €890 per month.
This includes use of the complete furnishings, Wi-Fi, household electricity up to 150 kWh per month (hot water is generated electrically), ancillary costs (property tax, insurance, water, wastewater, waste collection, chimney sweep), the satellite system, the caretaker, and weekly stairwell cleaning. Breakdown: basic rent €550, ancillary-cost flat rate €260, advance payment for heating costs €80, with annual settlement.
Deposit €1,980. Minimum rental period 12 months; thereafter, the statutory notice periods apply. Rented directly by the owner – no commission.

THE LOCATION
One minute to the pedestrian zone (Kortumstraße and Huestraße), 100 m to a large REWE and a gym, and a seven-minute walk to the main train station. The subway, cafés, doctors, and banks are just around the corner; the Bermuda3Eck, music center, and Schauspielhaus are only a few minutes away. The city park is not far for a stroll, and Ruhr University can be reached quickly by subway. Parking spaces and underground parking spaces can be rented behind the building; there is a bicycle cellar in the building, and I can provide you with a bicycle on request.
Apart from one retired couple, all the other tenants in the building are employed (IT professionals, a university professor, teachers, engineers). The apartment has been freshly renovated, is on the 3rd floor, and is rented out privately.
