About this house

We are offering our well-maintained house for sale in the quiet Berlin district of Nikolassee. It is an end-of-terrace house on a separately partitioned plot of almost 600 sqm, with 5 rooms, a covered south-west-facing sun terrace, and a large, lovingly landscaped garden.

The house comprises three floors. The ground floor contains the kitchen, a guest toilet, and the living and dining room, which also features a wood-burning stove.

From the living room, you can access the covered terrace facing south and west, as well as the lovingly maintained garden, where numerous flowers and shrubs bloom year-round. At the rear of the garden there is a garden shed with a large covered storage area.

The staircase in the hallway leads to the basement. Here you will find a laundry room, the heating room, and another south-facing room with daylight, which can also be used as a living room or office.

The upper floor contains three rooms and the bathroom with a bathtub and separate shower. From the hallway on the upper floor, you can also access the as-yet undeveloped attic. If required, a further 30-40 sqm of living space could be created here.

The house is part of a terraced-house development accessed via a private footpath, where both long-term residents and young families with children live. Due to its set-back location, the house is particularly quiet, as no traffic passes directly by it.

The largest bedroom has a built-in wardrobe. The house includes a garage located in the shared garage courtyard.

Actual energy consumption
The actual energy consumption is significantly lower than the calculated energy requirement. This is due to the following reasons:
-The fireplace heats not only the living room, but also contributes significantly to heating the hallways and the rooms there through its chimney, which runs through the ground floor and the upper floor.
-Hot water is produced using an electric instantaneous water heater. Therefore, the heating can be switched off completely at night and in summer, as it is not needed to produce hot water.
-The radiators are made of cast iron and retain heat for a very long time. We can therefore switch off the heating as early as around 7 p.m.
For this reason, over the past 6 years we have consumed only 790 liters of heating oil per year. In addition, we heated the fireplace with an average of 5 cubic meters of wood per year (primarily because it is so wonderfully cozy in winter😊).

Nikolassee is a villa district in southwest Berlin. This green neighborhood is characterized by old trees, beautiful Wilhelminian-era villas, and plenty of tranquility. From the house, the Rehwiese nature reserve and the similarly protected Nikolassee lake can be reached in just 5 minutes on foot.

The bathing areas at Schlachtensee, the Wannsee outdoor swimming pool, and the Grunewald forest can all be reached by bicycle in less than 10 minutes.

Despite its almost village-like atmosphere, Nikolassee has excellent infrastructure. Within walking distance of the house, there are various shopping facilities, medical practices, a pharmacy, as well as numerous restaurants and cafés.

Transport connections are also excellent. Via the A 115, Westkreuz can be reached by car in 10 minutes, and from Nikolassee station, the S-Bahn takes 25 minutes to reach Potsdamer Platz, Friedrichstraße, or Potsdam city center.

Within a radius of 3 kilometers, there are both public and private primary schools and secondary schools. Several international schools can also be reached from here in just 15 minutes by car.

Nikolassee is therefore particularly suitable for families with children, especially since the neighborhood, together with the neighboring Wannsee district, is the safest part of Berlin.
