Depending on your preferences, it can be used in various ways: as a self-occupied single-family home, partially rented, or completely rented as a single-family home. Or as 3-room and 2-room kitchen-bathroom apartments. Yes, it needs renovation, but precisely at the pace you envision or are able to manage. The utility room subsequently added to the house and the terrace above it (facing south and west) give the whole property a very special flair and, if desired, also offer the opportunity to creatively redesign the house. Originally used by us as a small walk-in wardrobe, the “little room” is a space (not included in the living area) with an equally extraordinary charm. Newly married, my dear wife and I were unfortunately only able to live there ourselves for one year on the first floor, as my job then took me further south. However, we already had many plans at the time for using the entire house and, if necessary, carrying out renovations. We fondly remember the lovely evenings on the roof terrace and the large garden with the shed. At that time, there was also a second, somewhat smaller shed where we kept five rabbits from the animal shelter, along with our two beloved house cats. During this time, we lacked neither public transport connections (I often took the train to FAU Erlangen and the connections to the cities were also just a stone’s throw away, depending on your preference, to Nuremberg or Fürth). Everything a family with or without children needs is available in the area. The nearby Westpark and the adjoining fields are also a special feature of Gaismannshof. On the other hand, you can reach the major feeder roads very quickly and, of course, the Frankenschnellweg (the urban motorway). Peace and quiet combined with excellent transport connections.
