Beautifully situated detached house with a large garden. Depending on your preferences, it can be used in various ways: as a self-occupied single-family home, partially rented, or completely rented as a single-family home. Or as 3-room and 2-room kitchen-bathroom apartments. Yes, it needs renovation, but precisely at the pace you envision or are able to manage. The utility room subsequently added to the house and the terrace above it (facing south and west) give the whole property a very special flair and, if desired, also offer the opportunity to creatively redesign the house. Originally used by us as a small walk-in wardrobe, the “little room” is a space (not included in the living area) with an equally extraordinary charm. Together with the existing attic and basement, this creates plenty of additional space for creativity and, above all, storage. All around, it is a piece of the uniqueness of the good old days.
Fittings and features, as described
The features are best seen in the pictures (some rooms have plank flooring, tiles, and the bedrooms in the attic also have wooden panels on the ceilings). Since the house was rented out as 2- and 3-room apartments, however, the rooms are still roughly in the condition left by the respective tenants and have not been renovated.
At present, we only have the few old original plans, so a sketch of the ground floor is only available as a handwritten drawing. Despite the fact that we have rented out the house (or rather, the apartments) until now, more detailed plans are still missing; we will prepare and attach them. We only have the calculation of the living area, and the small shed and laundry room are included in neither the living area nor the usable area. The central gas heating system was replaced in 2018 and is in good condition.

Newly married, my dear wife and I were unfortunately only able to live there ourselves for one year on the first floor, as my job then took me further south. However, we already had many plans at the time for using the entire house and, if necessary, carrying out renovations. We fondly remember the lovely evenings on the roof terrace and the large garden with the shed. At that time, there was also a second, somewhat smaller shed where we kept five rabbits from the animal shelter, along with our two beloved house cats. During this time, we lacked neither public transport connections (I often took the train to FAU Erlangen and the connections to the cities were also just a stone’s throw away, depending on your preference, to Nuremberg or Fürth). Everything a family with or without children needs is available in the area. The nearby Westpark and the adjoining fields are also a special feature of Gaismannshof. On the other hand, you can reach the major feeder roads very quickly and, of course, the Frankenschnellweg (the urban motorway). Peace and quiet combined with excellent transport connections.
