The apartment offered here is located in a well-maintained apartment building. The entire detached building is insulated on all sides and has been fitted with a new heating system (condensing technology). The basement ceilings are also thermally insulated. This is why we have such excellent energy consumption figures in the building. The heating costs also include hot water heating costs, i.e. there are no power-hungry devices such as instantaneous water heaters or under-sink storage heaters. Hot water in the bathroom and kitchen is metered separately, so everyone only pays for what they use.
There are two drying rooms in the attic for drying laundry. Tenants can place their own washing machine and dryer in the laundry room in the basement. The large west-facing terrace, located directly in front of the living room, measures a good 14 m². It is covered by the balconies above and invites you to linger even in rainy weather. The green spaces of the front garden area are adjacent. There is an additional storage room on the terrace. The kitchen offers enough space to place kitchen units on both sides. The fitted kitchen can be installed as a long run along both sides. The living room, with windows and a patio door extending far down towards the floor, has a large marble windowsill that can hold many plants and offers ample space. Between the living room and kitchen is the dining area, with a tiled floor, which can be arranged as an open-plan dining area adjoining the living room. The wall between the dining area and kitchen is made of glass blocks to provide additional light to the dining area. The bedroom is a standard size for a wardrobe and double bed. The bedroom, bathroom and living room are accessible from the inner hallway. The kitchen is accessed via the dining nook. The bathroom is equipped with a bathtub, separate shower, toilet and washbasin. The shower has a shower enclosure, which was also replaced 4 years ago. The sanitary fixtures and tiles are in Bahama beige. All apartment windows are fitted with double glazing and roller shutters.
The apartment layout is as shown, but there is no balcony as indicated; instead, there is a large terrace. At the current tenant's request, a 5-year-old fitted kitchen can be taken over. Keeping a dog is generally not permitted in the apartment or the building due to the solid wood parquet flooring installed in all apartments in the building. The apartment is not suitable for shared accommodation. Public parking spaces are available in front of the building and on the street. In the long term, however, it is also possible to rent an individual garage for a car in the garage courtyard behind the building. Currently, all garages are rented.

Am Homberg Street is located on the edge of Hattingen’s southern district and is considered one of the good residential areas in Hattingen.
This residential area is characterised by low-density development and plenty of greenery. From here, the Schulenberger Wald can be reached in a 2-minute walk, offering extensive opportunities for walking or sports in the Hattingen woodlands. The Leinpfad and the Ruhrauen can also be reached by bicycle in 3 minutes. Hattingen city centre, the bus station, the S-Bahn and the tram stop, with connections to Essen or Bochum main stations and bus connections to neighbouring towns, can also be reached on foot in a good 20 minutes. The nearest bus stop (Lembeck) is a 1–2-minute walk away. Buses run regularly from here to Hattingen bus station, Wuppertal and Essen. Shops for everyday needs, such as Rewe, Kaufland, etc., are also located at Hattingen bus station. The city centres of Bochum, Essen and Wuppertal can be reached by car in approx. 25 minutes. There are landscaped front garden areas in front of the house. Am Homberg Street is a residents’ street and is therefore not heavily trafficked.
