About this apartment

Your own home. A community by your side. 2-room apartment in Darmstadt

A home of your own and a neighborhood where people know one another: At the Ludwigshöfe in Darmstadt, we combine personal freedom with communal living and a long-term housing perspective.

Between Bessungen and Eberstadt, a housing project is being created for people who want to live independently while also being part of a community. Shared activities and neighborly exchange are welcome, but remain voluntary.

Two rooms to feel at home in – with space for community

The modernly designed 2-room apartment is located on the 2nd floor of an apartment building with a total of 35 apartments. The building is planned to be low-barrier and threshold-free and has an elevator.

A special meeting place is the approximately 120 m² communal roof terrace on the 4th floor. Whether urban gardening, a coffee with the neighbors, or a quiet moment outdoors – there is room here for encounter and relaxation.

Your contribution and the monthly housing costs

A one-time cooperative contribution of 61,000 euros is required for this apartment. It serves as equity for the cooperative and is a prerequisite for the right to use your apartment.

According to the current calculation, the monthly housing costs are:

Basic usage fee: 335 euros

Heating and operating costs: 135 euros

Total monthly housing costs: 470 euros

If you finance the cooperative contribution through a loan, your personal loan installment will be added.

The usage fee covers the communal costs of the housing project. The cooperative operates on a cost-covering basis. Changes in costs may lead to adjustments.

Important: Publicly subsidized apartment with GEK number

This apartment is publicly subsidized. A prerequisite for occupancy is that you are registered with the City of Darmstadt as seeking housing and have a corresponding GEK number.

You will receive this as part of your registration with the responsible office of the City of Darmstadt.

Living cooperatively – shaping things together

When you move in, you will become a member of the housing cooperative “Ludwigshöfe eG”. By acquiring cooperative shares, you secure a long-term right to use your apartment.

You do not acquire individual apartment ownership, but participate in a cooperative that is jointly owned by its members. As a member you can have a say and help shape your living environment.

Get to know your new home

An apartment can be explored on a floor plan. A community is best explored in a personal conversation.

We will be happy to explain the housing concept, the cooperative share, and the requirements for moving in.

Do you have a GEK number and can you imagine becoming part of the Ludwigshöfe? Then write us a few lines about yourself and your housing wishes.

We look forward to getting to know you!

Fittings and features, as described

Features – sustainably planned, comfortable living
Ludwigshöfe eG is more than a new-build project. Apartments are being created here that combine contemporary comfort with sustainable construction and the idea of community living – for a home that brings joy today and remains valuable tomorrow.
Thoughtfully planned floor plans use private living space efficiently. Generous communal areas expand the private home with additional spaces for meeting, exchanging ideas and shared activities.
Modern living comfort
Bright rooms, floor-to-ceiling windows and underfloor heating create a pleasant living atmosphere. Wide hallways, step-free access and a lift enable comfortable, low-barrier living – also with regard to changing needs over the course of life.
As this is a new-build project, there may be an opportunity, depending on the construction progress and execution status, to take individual preferences into account for selected features.
Built for the future
The two modern apartment buildings are being constructed to the Efficiency House 40 standard and meet the requirements of the state quality seal Sustainable Building (QNG Plus).
The building therefore combines a high energy-efficiency standard with requirements for the ecological, economic and sociocultural quality of living.
More space than your own apartment
The Ludwigshöfe living concept considers private and communal space together. In addition to their own four walls, members have access to areas for communal use. This includes, in particular, the approximately 120 m² rooftop terrace – a place for meeting, shared activities or simply taking a break outdoors.
This creates a home that offers not only living space, but also possibilities: private living, experiencing community and enjoying a good quality of life in the long term.

Location details

Location – urban living, nature on your doorstep
The Ludwigshöhviertel is being developed in the south of Darmstadt between Bessungen and Eberstadt – in a location that combines the city and nature in a special way. While the city center and surrounding districts are easily accessible, the forest around the Ludwigshöhe with its walking trails and forest art trail begins immediately east of the neighborhood.
The new urban district has deliberately been designed as a neighborhood of short distances. Less car traffic, good conditions for pedestrians and cyclists, as well as green and community spaces create a residential environment with a high quality of stay. The central Sternenallee is designated as a bicycle street and is closed to motorized private transport.
Short distances in everyday life
The infrastructure is growing along with the neighborhood: local supplies, restaurants and neighborhood-related services are planned around the new neighborhood center. The established infrastructure of the neighboring districts of Bessungen and Eberstadt complements the range of amenities.
A dedicated education campus with childcare and educational services is being created for families. Day-care centers, social facilities, as well as play and recreational areas are also part of the concept for the new district.
Well connected – even without a car
Heidelberger Straße provides good connections toward Darmstadt city center, Bessungen and Eberstadt, as well as to the regional transport network.
At the same time, the Ludwigshöhviertel is committed to future-oriented mobility. Bus line 3A currently connects the neighborhood. In the future, a new tram connection through the Ludwigshöhviertel is planned, integrating the neighborhood into Darmstadt’s existing tram network.
City of science with a high quality of life
Darmstadt is one of the important science and technology locations in the Rhine-Main region. Universities, research institutes, as well as numerous technology and innovation companies shape the city and create a strong economic environment.
At the same time, Darmstadt offers plenty of green space and short routes to nature. This very combination can also be found in the Ludwigshöhviertel: a modern, largely car-free neighborhood with urban infrastructure on one side and forest and local recreation on the other.
A location for everyone who wants to live close to the city – without giving up greenery, peace and quiet, and a close-knit neighborhood environment.
