About this apartment

The 2-room apartment, which is currently still being renovated, is located on the ground floor of a well-maintained multi-family building dating from 2002 in Frankfurt-Nied. With approx. 67.7 m² of living space, it offers a modern, open-plan layout with its own garden and a spacious terrace.

The heart of the apartment is the open-plan living, dining and kitchen area. By opening up the originally separate kitchen, a spacious and sociable living area has been created. The large floor-to-ceiling windows and south-facing aspect also ensure plenty of natural light despite the ground-floor location. The living room opens directly onto the spacious, fully paved terrace and the garden for the apartment’s exclusive use. The terrace offers ample space for both a large dining table and an additional lounge or seating area. An awning and electricity and water connections are also available.

The apartment is currently undergoing extensive renovation. The living areas will have new designer flooring in a light oak finish and new doors; the walls will be finished with fine white plaster and the ceilings with white paintable fleece. Underfloor heating throughout the apartment ensures a comfortable living environment, and all shutters are electrically operated.

A new, light-coloured Nolte fitted kitchen with an island has already been ordered. It offers plenty of worktop and storage space and will be equipped with, among other things, an induction hob, oven with convection function, dishwasher, fridge-freezer and Siemens recirculating extractor hood. Delivery and installation are currently scheduled for December (CW 51).

The main bathroom has a bathtub and a separate shower and will also be refurbished before the apartment is rented out. The toilet, mirror and shower enclosure will be replaced, among other things, and the grout/silicone will be renewed. There is also a second bathroom with a toilet and washbasin. If desired, we can remove the toilet and washbasin there so that the room can instead be used as a practical storage room.

The apartment also includes a dry private cellar room. The building has a bicycle cellar and a separate laundry room, where each apartment has its own washing machine connection. A private tumble dryer can also be installed; a shared tumble dryer is additionally available.

The apartment includes a lockable underground garage box, which is rented together with it. You can choose between a single box for €90 per month or a double boxwith two side-by-side parking spaces available for €150 per month. The installation of charging infrastructure for electric vehicles is currently being reviewed by the owners’ association.

Other

The apartment is particularly suitable for one or two people looking not just for an apartment, but for a long-term home with their own garden. A pleasant and trusting relationship is important to us. We rent privately and live right next door. The building community is friendly, and given that the gardens directly border one another, we are looking for tenants who value good neighborly relations and enjoy a well-maintained garden.

Location details

The apartment is located on Ferdinand-Scholling-Ring in Frankfurt-Nied and combines excellent local amenities with a surprisingly green setting.
Particularly convenient for everyday life: A Lidl is just approx. 3 minutes away on foot. Other shopping options such as REWE, bakeries, an ice cream parlor, doctors, a pharmacy and everyday amenities are also nearby.
Green spaces are just as close: Niedwald is only about a 3-minute walk away, with the area along the Nidda just beyond. Walking, running and cycling paths therefore start practically on your doorstep and offer a lovely contrast to city life.
Public transport connections are also good. Bus stops are nearby; Frankfurt-Nied station (S1/S2) provides a direct connection towards Frankfurt city center and the central station.
By car, the surrounding districts and major roads in western Frankfurt are quickly accessible. The location therefore offers a pleasant combination of short everyday journeys, good transport connections and plenty of greenery right nearby.
