Some plots are bought to build on. And some plots are bought because you need a place where everyday life stays outside. This one belongs to the second category.
It is located in the Badstube garden allotment area on the outskirts of Diefenbach, a district of Sternenfels, and can be reached via a farm track. Just a few meters from the village and yet right in the countryside. What stands out first is its mature character: established trees, fruit trees, an open meadow, and a sense of peace that would otherwise take a while to reach.
THE KEY FACTS AT A GLANCE
- Plot approx. 721 m²
- Two huts: the well-maintained wooden hut above, with storage room and terrace
- A solidly built masonry tool shed below in the meadow
- Established trees and fruit-tree meadow; area around the hut is fenced
- Quiet location on the outskirts; the village itself is just a few meters away
- Garden allotment area: stays of a few hours; no residential use or overnight stays
THE PLOT
The cadastral plot officially measures approx. 721 m² and extends as a long, narrow strip along the gently sloping hillside. In the upper section, the wooden hut stands sheltered among old trees, where it is shady and quiet. Further down, the meadow opens up, with the masonry shed and an unobstructed view over the rooftops of Diefenbach.
The vegetation has grown over decades: fruit trees, tall conifers, and shrubs. If you enjoy spending time outdoors, there is room here for gardening, tinkering, or simply doing nothing.
THE SECOND HUT: THE MASONRY SHED DOWN IN THE MEADOW
The second hut stands down in the open meadow: a solidly built masonry tool shed with a tiled roof. Its condition reflects its age; with a little care, it makes a practical storage space for garden equipment, tools, and everything else you might need outdoors.
THE HIGHLIGHT: THE WOODEN HUT ABOVE
The wooden hut stands in the upper part of the plot, sheltered among the trees. It is built from solid round logs, stained dark, and in well-maintained condition. The roof is tiled, and gutters and a downpipe are in place.
In addition to the main room, there is a storage room, which currently also houses a chemical toilet. The area around the hut is fenced.
In front is a small terrace with room for a table and chairs. Sit here and look out over the greenery, and you will quickly understand what this plot is all about: Unwind, relax, let your mind wander.
WHO THIS PROPERTY IS RIGHT FOR
For families who want to give their children a place to enjoy the outdoors. For garden lovers whose own balcony has become too small. For anyone who wants to switch off for a few hours after work or at the weekend without having to travel. And for people who see fruit trees not as work, but as a joy.
WHAT APPLIES IN THE GARDEN HOUSE AREA
The Badstube garden house area is governed by a bylaw adopted by the then municipality of Diefenbach on 12 October 1972. So you know where you stand from the outset, here are the key provisions:
- Garden houses are permitted for storing garden tools and other equipment, and must also be suitable for spending time in by the hour. The bylaw expressly prohibits residential use, including overnight stays.
- Buildings may not exceed 32 m² in size; basements are not permitted.
- Outbuildings and freestanding privies are not permitted. A dry privy with a sealed pit may be installed inside the building.
- Buildings may not contain heating appliances.
- Terraces up to 3 × 6 m in size are permitted, but may not be covered.
- The property may be enclosed with native shrubs; a wire fence up to 1.30 m high is permitted.
- The landscape’s character as an orchard meadow is to be preserved; trees that die or are removed must be replaced with fruit trees.
The area is designated as a special-use zone. You are therefore buying a recreational plot, not a building lot. We can provide the full bylaw and the hut’s building plan on request.
OUR VERDICT
Mature trees, an open meadow and two huts – the well-maintained wooden hut above, the brick-built tool shed below: this property is for anyone who enjoys spending time in nature and wants a place of their own to unwind. Surrounded by greenery, with a retreat that is ready to use straight away, yet only a few metres from Diefenbach.
