About this house

A few steps from St. Sylvester’s Church, where cobblestones and gable-fronted half-timbered houses define the scene, this house has stood for around 220 years. Built around 1800, it is part of the listed row of houses “Bebauung Große Kirchstraße” and, according to the heritage authority, a constituent element of this group. The monument inventory describes a single-story half-timbered building with brick infill, a hall five bays deep, and a chamber section, whose front gable once projected over brackets. Anyone who arrives here is not buying a house off the shelf, but a piece of the city’s history with an address that cannot be replicated.

On a 272 m² plot, around 183 m² of living space is spread over two levels. The former shop area on the ground floor was converted into living space decades ago and is connected to the living room without a partition wall, so that almost 60 m² of continuous space is available here for living, dining, and arriving. Alongside it are the kitchen, bathroom, a dining room, another room, and a generous hall. On the upper floor there are four bedrooms and a second bathroom, part of them beneath the characteristic dormer with full ceiling height. The adjoining, unfinished attic space offers around 70 m² of floor area as a reserve – room for a studio, a guest room, or a large study under the roof, subject to coordination with the building authority and heritage conservation.

The house is complemented by solid outbuildings on the courtyard, which provide ample storage space and can be used as a garage. They are expressly not listed, so there remains scope for design here.

To be honest: the house needs care. The roof is leaking, settlement is visible on the gable, and a fundamental renovation is otherwise due as well. A good starting point is in place; the heating system dates from 2023. For the renovation of a listed building, grant programs are also available, for example through the Office for Regional State Development or heritage conservation foundations, supplemented by low-interest KfW loans. For tax purposes, modernization and maintenance costs can be deducted over twelve years in the case of rental and over ten years in the case of owner-occupation; maintenance expenses can be spread over two to five years. For a house within a protected group, measures that preserve the historic appearance are eligible. In any case, the prerequisite is that the work, before it begins, with be coordinated with the heritage authority. We would be happy to support you in this and arrange an on-site appointment with the authority.

A property for people with respect for historic fabric, a joy of creating, and the wish to live right in the heart of the old town.
